When it comes to choosing the right builder for your outdoor living project— quality is worth the wait

Archadeck of Central SC Screened Porch AdditionOnce you have made the decision to move ahead with your outdoor living structure addition, it is only natural to want it completed quickly, even if you finalized the design and signed the contract today. Anticipation and patience aren’t generally the closest of friends. However, it is important to remember that quality craftsmanship takes time. Rome wasn’t built in a day, and a professionally-designed and built outdoor living structure won’t be either. The important thing  to realize is that if a builder is ready to break ground immediately on your project, especially during the outdoor living season, chances are their services are not in high demand, or they aren’t intent on building your structure with quality and longevity in mind.

Deck BlueprintsHow our scheduling works:

When our client signs a contract,  the project start date is established according to the current backlog we have on schedule at the time. During the fall and winter months, backlogs and lead times are usually less, but during the outdoor living season, when the weather is warmer, project beginning dates are usually substantially farther out. Our timelines are also influenced by forces beyond our control such as permitting, inspections and in some cases inclement weather. Depending on what county or town you reside in, permitting may require a “walk-thru” permitting process, or may require a “drop-off” application. Drop-off permit applications are granted in the order they are received and could take up to three weeks during the busy season. The turnaround time for permitting could add wait time to your project, but permits are a necessary element in the building process.

Beautiful view and a deck to match in NE Columbia.

Making changes to your project once it has begun can often extend completion dates, especially in circumstances where additional permitting and inspections are necessary. Keep in mind, there are many influences that can affect your project timeline and scheduling. These include but are not limited to:

  • Does there need to be HOA approval? If so does your HOA meet quarterly or monthly?
  • Which county or town are you located in?
  • Is a variance needed?
  • Are the materials you have chosen for your particular design stocked locally or special order?
  • How many different trades are involved (plumbing, electrical, masons, HVAC or only carpentry)?
  • Weather or season, and site conditions?
  • What sort of backlog does the builder have?

Archadeck of Central South Carolina strives to provide you with an outdoor living space that encompasses everything you want in your particular design, now, and with future additions in mind. Our approach to the design and building process is to accommodate the customer’s needs and desires in every way. This means we help fulfill your wishes in getting everything you are expecting from your design, from the aesthetics you want to a space that serves the functions you desire. We understand the excitement you feel when you look ahead to using your new addition. Patience, as they always say, is only a virtue.

Archadeck of Central SC Celebrates National Home Improvement Month!

As a proud member of NARI, Archadeck of Central SC wants you to know that we specialize in designing and building custom outdoor living structures in and around Columbia SC. May is National Home Improvement Month. At first blush, this doesn’t sound like much fun; in fact, it sounds a lot like work, but it has tremendous potential to change the way you look at and live in your home. What parts of your home do you enjoy the most? What would you like to change? What could you add or improve in your home that would make you want to spend more time in it? Home improvement isn’t just about fixing a sagging door or replacing shrubbery. It’s about reimagining your family’s home as you would love it to be.

This entire month is recognized as National Home Improvement month through the National Association of the Remodeling Industry. In honor of the occasion, NARI is providing chapters and members with valuable information they can use to get homeowners interested in remodeling this season including outdoor living structures!

After you’ve spent some time thinking about what you’d like and doing a little research about various project options on the internet and elsewhere, don’t forget to take a few minutes to give some thought to what the potential Return on Investment (ROI) for the project is likely to be. Various industry groups do annual surveys that provide numbers on this subject, but I’d like to share a few from my line of business.

Don’t just take our word for it, take a look at the recent numbers available through the 2016 Cost vs. Value report;

According to the report, outdoor living spaces such as composite (low-maintenance) decks and wooden decks show a dramatic return on investment (ROI) in the Columbia region.  A deck addition built of composite reflects a ROI of nearly 116%, with a deck addition built of wood recouping a whopping 117.8%. This is good news for homeowners considering a deck addition in the near future!

When compared to the national averages and those of the South Atlantic region, Columbia comes out on top. The ROI for a composite deck addition in the South Atlantic region is 69.2% and wood is 80.6%. Columbia is far above the most recent national average ROI where a composite deck reflects a 64.4% cost recoup, and a wooden deck reflects a 75% cost recoup.

When it comes to building your outdoor living structure, the early bird gets the worm!

When it comes to building your outdoor living structure, the early bird gets the worm!Spring is a time of renewal, rebirth and fresh ideas.  With spring nearly upon us, now is the time to start planning your new outdoor living space addition to enjoy the season’s warmer weather.  While the warm weather may feel far off in the distant future, there are many benefits to scheduling  your new outdoor living project now while we are still in the cool season.

The early bird gets the worm!

A driving factor to moving ahead with your project is that the demand for a professional builder is not as high during the cooler months.  By being an early bird and having your design finalized, contract signed and schedule in place for the construction of your new space, you will be assured  your new project will be completed in time to maximize on your enjoyment during the warm season.  If you wait for the warm weather to arrive before contacting us, you’ll be competing with scheduling with everyone else who wants to have their outdoor living space completed this summer. Waiting could significantly delay your structure being completed when you want it.

Getting ahead of the game and moving forward will also minimize time lost due to any “bumps in the road” that may come up during the permitting and approval phase of your project. In some cases, there may be unexpected delays, such as securing HOA approval, special order materials and permits.  While we are in the slower, cooler season, these may actually take less time to accomplish as there is less backlog now.

Custom pergola addition by Archadeck of Central SCGet the outdoor living space you want now, and later!

If you are concerned about your budget, we offer a phased building program that allows you to design and construct your outdoor living space project in phases to be completed as your lifestyle and budget allows.  We will work with you to incorporate your design into a “master plan” that will allow us to engineer and design your complete outdoor space in phases, permitting us to work more efficiently on future additions. The advance planning of your backyard design saves you time and money as it enables us to work closely with any supplemental contractors you may need for this project. Many homeowners appreciate the freedom to build their ideal backyard project in stages, making it easier on their budget and lifestyle.

Archadeck of Central SC outdoor kitchensReady to live the outdoor lifestyle you have always wanted?

If so, get a jump on the season now by scheduling an appointment to have your ideal structure(s) designed and finalized.  By reserving your place on the schedule now, you are ensuring that you will be able to get the most out of your new outdoor living structure in the warmer months ahead.  While others are waiting to have their new structures built, you and your family will be enjoying outdoor entertaining,  grilling  and relaxing on your new patio or deck!

The versatility of this NE Columbia all-inclusive outdoor living environment is amazing!

we can create the ultimate staycation in your backyard

Archadeck of Central SC can create an all-inclusive outdoor living environment in your own backyard — the ultimate “staycation” destination!

When planning the family vacation, who doesn’t love an all-inclusive resort or vacation package? It’s convenient, has so many choices and everything is taken care of in the package price. This means all the basics are covered, there’s something for everyone to enjoy and most important you’re not spending your relaxation and fun time working out the details or cleaning up…it’s no fuss and no muss. Now imagine that same feeling in your own backyard with a custom all-inclusive, low-maintenance outdoor living space for you to enjoy almost year-round! That’s exactly what Archadeck of Central South Carolina did for these homeowners in the Wildwoode neighborhood located in NE Columbia, SC.

In some areas of life, it’s hard to make everyone happy, but with the right design and materials it was easy to create an outdoor living environment that has everything these homeowners need and want in a low-maintenance space that is so versatile and option rich that it pleases everyone, effortlessly. They wanted a combination of protected and open spaces, in a low-maintenance, multi-level structure, connected to a hardscape area with room for an outdoor kitchen, dining area, conversation areas and an integrated fire feature.

Outdoor oasis in NE Columbia

With a clear list of features and an understanding of what they were envisioning, we went to work laying out and designing their custom outdoor living environment that fit the way they want to enjoy their outdoor lifestyle. Once the plans were completed, we met with the homeowners for their approval of the design and they were ecstatic! Seeing their mental image of their dream space translated into design plans made the concept of their own private, all-inclusive backyard resort very real.

The final approved design of this major outdoor living combination space includes a low- maintenance AZEK porch and deck, outdoor kitchen, patio with stone wall and integrated gas fire pit. The versatility of each of these structures and spaces individually is impressive, but when you put them all together, the vast number of options for using this combination space is mind-blowing!! Let’s take a look at each element:

  • Covered porch in NE Columbia outdoor combination projectThe Covered Porch – Also referred to as an “open porch,” it has a roof, which provides protection from the sun, unpredictable summer rainstorms and other elements and still offers the benefit of circulating fresh air. In this area, it can be used for dining, family game night, a cool, quiet area for relaxing or just about anything.
  • The Deck – It not only adds value to the home, but it enhances the way our customers live outdoors, as it can be used as a wide open space for a large group to mingle and socialize or broken up into zones with cozy furnishings to create conversation areas…the options are limited only by the imagination. They can take advantage of all the benefits that the fresh air and sunshine provide, and spend quality time with their friends and family entertaining in style with little fuss.

AZEK deck in NE Columbia outdoor combination project

  • The Outdoor Kitchen – We all know the kitchen is the true “hub” of the home. It’s unclear if it’s the wonderful smells that waft from this area, the easy access to all of the food or the need to be involved in the activity, no matter how much space or comfortable seating you have in the den, everyone seems to gather in the kitchen. The outdoor kitchen has the same draw and it allows the host and head chef to still be involved in the fun of the outdoor events, while preparing the food and drinks.

Outdoor kitchen/grill area in NE Columbia

  • The Patio – Much like the deck, a patio is attractive, weather resistant, and extremely functional as it significantly expands a family’s living and entertaining space with extreme versatility in design. The physical structure of this  patio is exceptionally durable, low-maintenance and easily lends itself to a multitude of uses with its stamped concrete design. A rounded hardscape seating wall helps define the space and serves as a plant shelf or additional seating around the integrated fire pit with gas insert.

NE Columbia patio and fire pit

  • The Fire Pit – Gather chairs all around it, no matter what the season, and it’s instant social hour with s’mores and hot chocolate or beers and brats. More often than not, fire pits are built into the hardscape area to provide almost year-round enjoyment of the outdoor space, as with this design. The addition of a fire pit makes a strong focal point and generates an abundance of ambiance, light and warmth as well.

NE Columbia outdoor living combination space

Clearly each component can hold its own in the world of outdoor living structures. Now, put them all together and this all-inclusive outdoor living combination space cohesively functions as one space with overwhelming versatility of style and function as well as a multitude of benefits. Add the fact that it’s constructed entirely of low-maintenance materials for many years of immeasurable enjoyment while providing a uniquely stunning addition to their property…and I bet we have blown your mind!

Hiring Archadeck of Central South Carolina, your professional outdoor living space contractor, ensures the proper construction and longevity of your outdoor fire pit

Screened Porch, Spa and Fire Pit at Dusk

This cozy outdoor living space features a custom fire pit- perfect for making s’mores.

One of the best ways to enjoy a backyard in and around central South Carolina year round is by building an outdoor fire pit. There’s nothing like the crackling of a fire to set an inviting or romantic mood. Not to mention, an outdoor fire pit makes the perfect centerpiece for entertaining. Archadeck of Central South Carolina is this area’s leading outdoor living space contractor and for many of our clients, a custom designed and built fire pit fits the bill for this outdoor living space function.

When designing outdoor fire pits, one of the biggest considerations is materials. A few materials that could be used to create a fire pit include brick, stone or concrete. Each of these materials is waterproof and heat-resistant, so the one chosen will largely depend on the look you are aiming for. More than one material could also be used to build an outdoor fire pit. For example, concrete might be used to pour a patio and then a fire pit constructed on top of it in stone or brick.

Your selection of burning mediums is a matter of personal choice and budget allowances. Options include gas burning, wood burning or fire glass burning, and each choice has several pros and cons, as we have listed below. Ultimately it all comes down to what works best for you.

Fire features fan the flames of socializing and coziness in your outdoor living space

Archadeck 2013 PhotographyWe are less than a month away from the first day of fall, and with it comes so many wonderful things. As fall approaches we say goodbye to warm summer evenings, sunbathing, water sports and all the endless summer fun. Now is the time to welcome the glory that is autumn, and the addition of a fire feature — such as a fireplace or fire pit — to your outdoor living space is the perfect way to do it.

Not only does a fire feature offer several benefits,  it also helps to bring a nice conclusion to almost any day of every season! Being a leading designer and builder of custom outdoor living spaces in this area, Archadeck of Central SC has helped hundreds of homeowners add outdoor living spaces, including custom fire features, increasing the curb appeal of their homes.

One of the best things about a fireplace or fire pit is that it can be used year round. Your outside parties will be enhanced with marshmallow toasting, hot dog roasting, cocktails, warm cider and s’mores galore! The benefits of capitalizing on the fire element’s appeal are many. An outdoor fire feature with year-round functionality extends South Carolina’s outdoor season, as well as your home’s physical capacity for accommodating social gatherings.

Is a fire pit right for you

Our custom designs encourage quality time outdoors!

When the autumn nights begin to settle in, even though it may be a little chilly, a fire element can warm you right up and give you an excuse to be outside. Whether it’s down time with the family, intimate get-togethers with friends, or a full-blown party, having a fireplace or fire pit adds another dimension to entertaining. Inevitably, it becomes the focal point, and as most who have spent time staring into a blaze will attest, it encourages friendly conversation and warm feelings. Even while relaxing at home in your hot tub or sauna, a fire feature offers a healthy means of de-stressing.

Much like any outdoor living structure or element, a fire feature can be customized to match your tastes and needs. Even with a smaller yard, you can still create an intimate space for gatherings. From the furniture to the actual fire pit itself, there are plenty of ways you can customize your outdoor space and still reap all of these benefits:

  • Entertainment – nothing says gather a group of friends and family together like a fire pit or fireplace, as it’s a great way to extend your party space to the outdoors.
  • Smores over fireCooking – although, not as precise as a grill or bar-b-que, fire pits and outdoor fireplaces can provide a flame over which you can create a multitude of culinary creations.
  • Heat – you can extend your entertaining seasons a bit by staying warm on those chilly evenings practically year round.
  • Ambiance – even if you aren’t into throwing parties or entertaining, the ambiance a fire feature brings is worth the investment alone, especially if you are into star gazing with a loved one while sitting next to one of nature’s most captivating elements.
  • Added home value – an attractive fire feature creates an enthralling focal point that can  help make your home stand apart from others.

Settle in for a long, cozy night by the fire pit this season — Archadeck can make it happen!

The Winter Solstice has come and if you’re a stargazer, you know exactly what that means…that’s right the longest night of the year! On that date, the sun is above the horizon roughly nine hours and if you subtract twilight, the night is fully dark for almost twelve hours. Combine this lengthy darkness with a clear sky and the southern position of the sun, and a very large part of the constellation-filled night sky can be seen in just one night. What better place to enjoy Mother Nature’s complete holiday “twinkling light” display than in your own backyard while sitting around the warming flames of your custom fire feature?

stargazingOne of our favorite aspects of winter is the stillness of the outdoors during this season. It almost beckons us to slow down and drink in our surroundings. With all of the hustle and bustle of holiday shopping, decorating and other preparations during the day, our festively-adorned home becomes the evening rest stop in which to recuperate.  At times, it can be a sensory overload with so many lights and the hum of technology from the TV, the stereo or the computer. Your outdoor living space is the perfect place to escape, and with the addition of an outdoor fire feature such as a fireplace or fire pit, you are sure to enjoy your Central South Carolina backyard even during the winter months. The flames of a fire feature are almost hypnotizing while sparking conversations for those gathered closely around it.

FirePit-UrbanaHighlandWall by BelgardWhether you are custom designing a whole new outdoor living space or renovating your existing deck or patio, choosing between a fire pit and fireplace is an important decision. You should consider these two questions alongside the desired budget or investment you wish to maintain: What will be the main function of your fire feature and how many people do you wish to accommodate? As strong design focal points, both types of fire features generate an abundance of ambiance as well as light and warmth, but which is the higher priority for you…a design element to anchor your oudoor room with seating close by or a heat source in the round where many can gather and enjoy more of an open space? While an outdoor fireplace is a design feature as much as a heat source, a fire pit is more of a function feature choice; more people can fit around the fire pit at the same time than in front of a fireplace. In fact, a fire pit gives you more value, as it typically costs about half the price of an outdoor fireplace depending upon the materials, size and burning medium you select.

Central SC firepit in actionHeat resistant, waterproof material choices such as stone, concrete and brick may be combined in your custom-designed and built outdoor fire pit. Each of these materials has the capability of safely burning wood, gas or charcoal, making the fire pit suitable for cooking as well as heating. Unlike the “fire pit in a box” options at your local lawn and garden retail centers, your custom fire pit is essentially a permanent structure that is more durable and custom designed to complement your home’s architectural design without obstructing your views.

Is a fire pit right for youImagine it’s the evening of the winter solstice, just after supper…the whole family heads outside for the best stargazing event of the year, each snuggled up in their own blanket with a mug of coffee or hot cocoa, ready to make family time memories. There’s nothing like the crackling of a fire of an outdoor fire pit for everyone to gather around to stay warm and cozy, while having the best seats in the “house” to view the constellations and maybe even wish upon a star. Or perhaps you’d like to skip the crowds of party goers or the heavy traffic this New Year’s Eve, and would prefer to ring in the New Year with your friends and family discussing the good times of the past year with hot toddies or cocktails around the fire. A friend of ours has a New Year’s Eve tradition in her family where each person makes a list of their top three New Year’s resolutions and their top three “negatives” of the past year. A few minutes before they ring in the New Year, everyone throws their “negatives” lists into the fire pit and then they each silently read their resolutions to themselves before they make their toasts and share hugs and kisses. She described this as a cleansing of the poor memories of the old year and a personal affirmation of their goals for the New Year.

Columbia SC custom fire pits

No matter how you plan to utilize your fire pit or in which season, you can be confident in your investment in the enhancement of your outdoor living space. Extending the use of your backyard with a fire element, so you and your family can enjoy it year round, adds value and style not only to your property, but to your quality family time as well. Shared moments making s’mores, drinking coffee, telling ghost stories, reminiscing about good times, stargazing or just enjoying the stillness of winter and the mesmerizing flicker of the flames in your fire pit are all memories in the making, just waiting for you to begin.

Is a Fire Pit Right for You?

Is a fire pit right for youIf you would like to extend the use of your backyard into the colder months, a fire pit may be the answer. When considering having a fire pit installed, here are some thoughts to consider:

Choices – the major decisions you will need to make when designing a fire pit are:

  • Natural stone or manufactured block
  • Designed for wood fire or gas
  • Location as to where to put the fire pit, and what kind of surrounding area do you want
Central SC firepit with retaining wall

Central SC firepit integrated into a patio with retaining/seating wall.

Materials – A natural stone fire pit is beautiful. It can be the landmark of a beautiful outdoor living space and a great place to spend time with your friends and family. The color choices are unlimited, and every custom-made natural stone fire pit is unique. It is also an expensive option – think two to three thousand depending on size and location. Natural stone is likely to crack (or even explode) due to direct contact with heat. If you are going to invest in a natural stone wood-burning fire pit, we recommend using a fire-brick liner to keep the stones from getting excessively hot. If you make this kind of investment you want it done right so that it will last.

Manufactured block makes a nice fire pit at less than half the cost of natural stone. It’s not as artistic, but it is very functional and can be the site of many good times. Also today there are many styles of landscaping block to meet your tastes. These projects range from the do-it-yourself kits from Lowe’s or Home Depot for two hundred dollars to professionally designed and installed projects which can cost between seven hundred and one thousand, five hundred. A block fire pit doesn’t necessarily need a heat liner, though use of a metal ring or fire brick may reduce cracking or excessive drying out and thus extend the life of the block.

Central SC firepit in actionWood or Gas – A wood fire can be enchanting as well as warming. When considering wood for a fire pit the primary driver is the charm of a natural fire. Design considerations include ensuring that the bottom of the pit will drain when it rains, and determining where fire wood is going to be stored.

Gas compared to wood has many pro’s and con’s. Gas is easier to start and quicker to extinguish, has less smoke, takes less effort to tend, and there is no need to buy and store fire wood. Gas fire pits are less costly to design for drainage and have less need for fire brick liners. On the other hand, it may be more expensive to install depending on where gas lines have to be run. Also you will want to design the structure so that if something goes wrong with the lines or the ignition electronics, you can access the parts in need of repair. A wide variety of glass crystals and beads are available for gas fire pits to enhance the look of the finished product.

In the end, the choice between wood or gas comes down to what works best for you.
