Screened Porch with stair landing and cover

And the Golden Hammer award goes to…The Screened Porch

We’ve just returned from the Columbia Home Building and Remodeling Expo and WOW what a turnout! Homeowners from all over the area attended this event to meet and speak with leading industry professionals regarding the newest design trends, building and remodeling innovations. Events like these fuel creative inspiration and desire to renew or increase the beauty and functionality of all aspects of your home. Throughout the weekend, the Archadeck of Central South Carolina booth was bustling with activity as we spoke with hundreds of homeowners looking for information about adding a new or enhancing their existing outdoor living space. What was the most requested outdoor living structure at this event? (Drumroll please…) The screened porch!

And for good reason; the versatility of the screened porch is what makes this outdoor living structure so popular. The screened porch is perfect for outdoor dining, relaxation and entertaining without interruption during inclement weather, the hassle of pesky insects or the dangers associated with the sun. It is also what we consider a pivotal element of the evolving outdoor living environment. What do we mean by evolving outdoor living environment? Please allow us to explain:

Screened Porch with Deck and Stone Patios

Screened porch with deck and stone patio.

The average starter home often includes either a patio or deck as the outdoor living area. When you’re first starting out as a homeowner, this type of recreational area in your back yard serves your initial needs well. But, as your lifestyle and outdoor living needs evolve, so should your structure. You’ve enjoyed hotdogs and hamburgers on the patio set with the umbrella and the lounge chairs to stretch out in the sun. Now, you need something more conducive to entertaining, like a dining area that’s protected from irritating bugs, or a comfortable seating area for after-dinner conversation or maybe watching the wall-mounted big screen TV. Typically, the next step from a simple patio or wooden deck is a conversion to a screened porch to provide you with a versatile outdoor room that can be enjoyed several months longer than a patio or deck.

Screened Porch with stair landing and cover

A screened porch addition will enhance every season.

The next stage of this evolution in your outdoor living environment is updating an existing screened porch so it opens up to a deck or patio with an outdoor kitchen, now that you and your family are more established. You enjoy hosting each of the big family events; your home is the “go to” place for all of neighborhood kids to hang out, and with your upgraded surround sound system, you’ve got the best seats for all your friends to come over and enjoy the big game on TV each weekend. Of course all of these events require copious amounts of food, so the addition of an outdoor kitchen with your grilling station, wet bar and mini fridge is just right. This combination of a screened porch with a deck or patio gives you the best of both worlds with double the enjoyment.

The final step of the evolving outdoor living environment often comes about during the “empty nest” stage of homeownership. Your family’s size is reduced because the kids are grown up and out on their own. Converting that screened porch into a sunroom makes a cozier light-filled living that continues to be the most used space in your home while allowing you to bring the outside in without the limitations of season or weather. The year-round enjoyment and extra heated space of a sunroom make it one of the most valuable investments you can make to your home. Not all screened porches go through this final step of the final steps of the outdoor living evolution, but should you ever decide to take this last step, you’ll be happy to know that you’re already about halfway there when converting from a screened porch.

There’s more to Archadeck of Central SC than just decks, much more!

Central SC AZEK deck builderThere are many people who presume Archadeck is only a deck builder. For obvious reasons, as the term “deck” is evident in our name. Yes, decks are a major element of the many custom outdoor living spaces we specialize in, and it is how Archadeck began almost thirty-five years ago, but we are so much more than just North America’s largest deck builder. Our outdoor living space designs continue to evolve and diversify with the changing lifestyle needs and desires of today’s homeowner.

PlansHere at Archadeck of Central SC we specialize in outdoor living spaces. Our objective, with all of our custom designs, is to bring the outdoors in. For over twelve years our talented professional team has provided homeowners in Columbia, SC, and the surrounding area with decks, porches, patios and outdoor rooms that fulfill your needs and desires. We’re proud to say we don’t offer a catalog full of ready-made decks, nor do we charge by the square foot. Every design is one-of-a-kind and custom-made for you.

Since we can wear many “hats” so well within the outdoor living business, it is safe to say that even though our name is Archadeck, we could easily be referred to as “Archa-porch” or even “Archa-sunroom.” Here’s a peek at just a few of the outdoor living spaces we can design and build in your backyard:

Archadeck Outdoor Living started building decks in Richmond, Virginia almost thirty-five years ago. The company quickly became the nation’s largest builder network specializing in custom-designed and custom-built decks, screened porches, sunrooms, gazebos and related outdoor living structures. Archadeck is set apart by our approach to design, with local teams of design consultants across North America specializing in creating custom projects for our clients’ outdoor living spaces. As a leading national deck builder, we’ve always been known for creating additions that seamlessly work into the existing design of your property, building new decks, porches and pergolas  that look as if they were always part of our clients’ homes.

No "cookie cutter" designs from us!

No “cookie cutter” designs from us!

Designing an outdoor living space requires much more skill, expertise and experience than just throwing up a backyard deck for a client. More than any of these factors, it also requires the ability to truly “listen.” The difference between just getting another deck, porch or patio and a living space is a project that is designed with the lifestyles of the individual clients and their needs in mind. A cookie-cutter, builder-grade deck does not deliver the same results. Not all outdoor structures are created equal. Just because you have an outdoor structure doesn’t mean you have an outdoor living space.

Our deck-to-screened-porch conversions accentuate the positive while eliminating the negative aspects of outdoor living!

This lovely screened porch addition is built over a low-maintenance composite deck.

Just like anything else in our lives, our outdoor living needs can change. A beloved deck that was once the center of recreation in the backyard can become a spot rarely visited because of simple changes in the way you now live outdoors. Maybe the kids have grown up or gone away to college, or your preferences for outdoor living have shifted towards a protected space rather than open. No matter what the reason is behind your changing needs, your backyard deck may be the perfect candidate for a screened porch conversion to better accommodate your evolving outdoor living needs.

Screened porches offer what open air outdoor structures cannot:  shade and protection from harmful UV rays, protection from nuisance insects such as mosquitoes, and an outdoor area that can be utilized during inclement weather. How many times has a spring or summer shower forced your backyard event indoors because of the lack of protection offered by your deck? By converting a deck that has lost its charm into a screened porch, you can have an outdoor living space that delivers the qualities of an outdoor room giving you the best of both worlds!

Screened in Porches That Blend Right Into Your Home

Archadeck of Central SC specializes in outdoor room additions that blend in seamlessly with your home and landscape.

Though a deck-to-screened-porch conversion may seem like a daunting task, in many cases it is not. However, there are certain criteria that must be met to ensure your existing deck can support the added weight of a roof and the additional standards required in making the conversion. In most cases, conversions are possible, but it is crucial to hire an outdoor structure professional who is knowledgeable about decks and outdoor structures.Hiring a professional ensures the safety and success of your intended conversion.  Several factors come into play when you consider a deck- to -screened -porch conversion.

Deciding whether a conversion is possible first begins with an evaluation of the structural components of your existing deck. A good majority of decks are not built to support the weight of a roof, so you will need to first verify yours is built strong enough to withstand a roof addition. Other factors are how the deck was originally built and what kind of foundation does it have. What kind of joists and beams does the deck have?

All these are important questions that have to be addressed before planning can even begin. In many cases we can retrofit the structure by installing new footers to support the new weight of a roof. A foundation strong enough to support a roof needs to reach all the way to the corners of the structure. So, if you wish to expand and add a new roof, the foundation of the structure must be extended and new footers added at the corners to support the weight. What seems like the most simple of questions has to be answered prior to moving forward: can your builder even get underneath the structure to reinforce it?

Imagine the extended outdoor living enjoyment possible with a screened porch or outdoor room.

South Carolina, like many areas of the country, requires everything a builder does to be properly permitted and inspected. This means the previous structure you have, if it passed inspection, should be deemed sound as a deck. Even if this is the case, it still may not be strong enough to withstand the weight of a roof because it wasn’t made with a roof in mind. Be aware from the beginning that most builders will only warrant the framed portion of the structure that they build. This means if something goes wrong with the substructure as a result of adding a new roof, you cannot use their warranty anymore. This is why we recommend reinforcing the foundation so it supports the new roofed structure.

Case in point – Converting a little or a lot in Columbia:

By converting a portion of the existing deck for these Columbia, SC, homeowners we were able to accentuate the positive aspects of their outdoor living experience while eliminating the negative. Not only does the new screened porch provide a haven from the hot sun, the screened-in porch also provides a protected, bug-free spot in which to enjoy the outdoors.

The completed conversion leaves a portion of the existing deck for the homeowners to use for grilling and other open air activities while the screened porch opens up a plethora of outdoor living possibilities. These Columbia homeowners now view their outdoor space in a different light since the conversion has been completed. To say converting part of their existing deck into a screened porch was a change for the better would definitely be an understatement. The new space has added function and beauty to their backyard and lifestyle.

Archadeck of Central SC explains the benefits of using a four-track window system for your outdoor room

Over the last several years Archadeck of Central SC has watched the popularity of the  outdoor room grow. The differences between a screened porch and a three or four season room are fading with a wider range of products that promise both in one space. One of the most versatile and most asked about of these products is a four-track window system.

Four-track window systems come under many brand names. Here at Archadeck of Central SC we use the Weather Lite Collection by Custom Windows and Doors. These window systems are commonly referred to as “porch enclosure systems”  and are used to transform screened porches, patios and even garages into outdoor oases. This versatile enclosure system features vents that slide either vertically or horizontally to fit your needs. Fixed vents are also available to accommodate spaces above your vertical- or horizontal-sliding vents, allowing for incredible floor-to-ceiling views. Not to mention these systems help keep pollen, insects, rain and dust out of your space!

This four-track system enables you to turn your screened porch into a 3 or 4-season room so you can enjoy the area for longer periods throughout the year. This system works by allowing you to control the amount of screen you leave exposed from 3/4 open to closing the panels completely creating a room with the “feel” of a sunroom without the extra installations required of a sunroom. With an enclosure system such as this paired with a space heater and/or air conditioner you can enjoy the benefits of the space here in South Carolina all year!

These four-track window systems are constructed from a strong transparent vinyl. The 15-mil vinyl glazing is as transparent as glass without the weight and not nearly as expensive. Unlike glass, the vinyl is not susceptible to cracking or breaking. But if it is accidentally hit or stretched the vinyl simply returns to its original shape within minutes.

Archadeck of Central SC offers four-track enclosure systems on many of our screened porch additions. Choosing a four-track screened porch enclosure makes it possible to keep the screens and maintain the comfort. The 4-track system allows you to open up to 75% of the window area for added ventilation.

Stunning views from the interior of this Lake Murray screened porch can be enjoyed year-round.

Screened porches, are in essence, a covered porch that has screened openings instead of windows. The screen serves as a barrier from bothersome insects and will reduce the effects of inclement weather. Having a screen porch will give you the opportunity to have an “outdoor” room with reduced exposure to the harsh elements. Since screened porches are shade structures because they are built under the cover of a roof, they also offer superior protection from the sun and heat on those humid South Carolina summer days. Screened porches can be designed to contain many amenities much like an interior room. Ceiling fans, recessed lighting, and even a place to mount your outdoor TV have become common among homeowners building a screen porch. You can even upgrade your screen porch by adding more luxurious amenities such as an outdoor fireplace and adding sliding window conversions such as an Eze Breeze sliding panel system. These panels enable you to turn your screened porch into a 3 -season room to better utilize the area for more time throughout the year. Eze Breeze works by allowing you to control the amount of screen you leave exposed, from half screen and half sliding panel, to closing the panels completely and creating a room with the “feel” of a sunroom without the extra installations required to have a sunroom. With an enclosure system such as this paired with a space heater and/ or air conditioner you can enjoy the benefits of the space here in South Carolina all year.

The 4-track system allows you to open up to 75% of the window area for added ventilation and to indulge in better backyard views. This system also enables homeowners to get more use out of their screened porch for longer intervals through the changing seasons.

Hopkins, SC sunroom interior

Interior view of sunroom addition in Hopkins, SC. Can you imagine the possibilities in this space?

A sunroom or 4-season room is a room that functions as an interior room but allows you to take in the vistas of the outdoors year-round. You can enjoy a cup of cocoa from a warm and cozy nook inside you sunroom and watch the snow fall in the winter undaunted by the chill of Mother nature. A sunroom, in essence, is an interior room with many windows. Sunrooms are more complicated because they require the same construction fundamentals that an interior addition requires, such as HVAC systems , meaning they have to be insulated, heated and cooled. Choosing a sunroom does however open up a greater realm of interior finishing choices that you cannot get with other outdoor living structures. The materials include ceramic tile, hardwoods, wooden detailing and moldings, and more. Since the use of sheetrock comes into play with a sunroom, you can use paint, faux finishes, wainscoting, and even wallpaper to show off your personal style. The possibilities are endless. A sunroom will often have dual entry from the interior of your home as well as the exterior via deck, patio or porch to offer you the ultimate in convenience for indoor/outdoor entertaining, and indoor to outdoor transition

Archadeck of Central SC’s most recent sunroom addition proves the scale of your project doesn’t have to be large to make a huge impact

Columbia SC sunroom builders

Our most recent sunroom addition in Columbia, SC proves that outdoor rooms don’t have to encompass a large area to be effective.

Many homeowners thinking of adding an outdoor living space or outdoor room addition rule out the potential to bring their vision to life when they don’t have a large space to work with. Here at Archadeck of Central SC we realize that small spaces have every opportunity to add as much enjoyment and benefit as large spaces do. The only difference is being limited to how many functional zones can be portrayed within the space you have. For example, someone with a larger-scale deck or porch will be able to designate space for multiple functions; this is evident in a deck design that features a space for dining and a seating area that resembles an outdoor living room.

Columbia SC smaller scale sunrooms

This sunroom addition in Columbia fits the home and landscape perfectly and proves that bigger doesn’t necessarily mean better!

To make the most out of the space you are working with it is always important to decide which function you most want to achieve within the space. Many times it is not the lack of space that sets restraints on a project design. Lot constrictions and setbacks can create a scenario where an expansive space isn’t possible. It is possible however to create a space that is simple, effective and beautiful in spite of limitations. Such is the case with our recent sunroom addition completed in Columbia, SC. The sunroom was built to fulfill the homeowner’s desire to allow more natural light into their master bedroom as well as to add living area to the space.

Columbia sunroom interior by Archadeck of Central SC

Columbia sunroom interior by Archadeck of Central SC.

Investing in a sunroom is a wise decision for many reasons. Even if the sunroom does not encompass a large perimeter the added square footage potentially increases the value of your home. Sunroom additions increase the interior space that you and your family can enjoy year round, as opposed to decks or patios that you can only use for a certain time in the year. Even when snow is on the ground, or temperatures dip below freezing, a sunroom will provide a place to enjoy the beauty of the outdoors without stepping foot outside. Sunrooms are also energy-efficient. They capture the warmth of the sun and allow you to take advantage of large amounts of natural light, decreasing heating costs associated with regular interior room additions.

The diverse functionality a sunroom provides adds cost-efficiency. They are versatile spaces that can function as whatever your heart desires. Your sunroom addition can become a family room, living room, dining room and, like our recent sunroom addition in Columbia, a sitting area off of a master suite.

Archadeck of Central SC explains the importance of hiring a professional when considering a deck to outdoor room conversion

screened porch over new composite deck

This lovely screened porch addition is built over a low-maintenance composite deck.

As Labor Day quickly approaches, many homeowners set their sights on an outdoor space that will enable extended function during the autumn and throughout  the cooler months. Protected spaces such as screened porches and 3-season rooms allow the flexibility of outdoor living with the added benefit of protection from inclement weather. Here in the Columbia area outdoor rooms are quite popular and in particular we receive a number of inquiries about transforming existing decks into outdoor rooms. As simple as this task may seem, there is much more to a conversion project than meets the eye.

Lovely interior of screened porch in Columbia, SC

Imagine the extended outdoor living enjoyment possible with a screened porch or outdoor room.

Most homeowners don’t realize that there is more to transforming a deck into a porch or outdoor room than just building a roof over it, so much more actually. In most cases, conversions are possible, but it is crucial to hire an outdoor structure professional who is knowledgeable in decks and outdoor structures. Hiring a professional ensures the safety and success of your intended conversion.  Several factors come into play when you consider a deck- to- screened- porch or deck- to- outdoor- room conversion.

Deciding whether a conversion is even possible first begins with an evaluation of the structural components of your existing deck. A good majority of decks are not built to support the weight of a roof, so you will need to first verify it is built strong enough to withstand a roof addition. Another factor is how the deck was originally built and what kind of foundation does it have? What kind of joists and beams does the deck have? A foundation  strong enough to support a roof needs to reach all the way to the corners of the structure. So, if you wish to expand and add a new roof, the foundation of the structure must be extended and new footers added at the corners to support and hold the weight. What seems like the most simple of questions has to be answered prior to moving forward. Another key consideration is most important: can your builder even get underneath the structure to reinforce it?

Screened Porch with stair landing and cover

An outdoor room addition will enhance every season.

South Carolina, like many areas of the country, requires everything a quality builder does to be properly permitted and inspected.

The road to a deck-to-porch conversion may seem rocky in light of all the specific considerations you need to have your builder cover, but in reality, we can schedule a deck evaluation that will address all these requirements. Archadeck of Central SC can inform you early into your anticipated addition whether a conversion is possible.
