A Winning Combination Brings Outdoor Enjoyment in Little Mountain, SC

Little Mountain SC Screened Porch BuildersHere at Archadeck of Central SC we are not only outdoor living space designers and builders, we are also outdoor living enthusiasts. It is not uncommon for us to look back on previous projects and reminisce as to which ones were our favorites. Whether the structure was built ten years ago, or finished just last week, there are always a few that come to mind as favorites for various reasons or because of specific elements. Our recent deck and screened porch combo in Little Mountain, SC, is one we have now placed on our favorites list!

Little Mountain SC Screened Porch BuildersWhen we initially met with these wonderful homeowners, their outdoor living space consisted of an aging wood deck. Their goal was to have an updated space that offered more versatility than just a deck alone — a space where they could escape from the heat, insects and pollen while still having a place to grill and carry out more deck-worthy activities.

The design Archadeck of Central SC came up with was just what these clients had in mind. It consists of a deck and screened porch combination. The new deck is built using select pressure-treated wood. The deck flows into the screen porch allowing smooth interaction and unlimited entertaining abilities. The pièce de résistance of this project is undoubtedly the beautiful rustic cedar used to line the interior wall and ceiling of the screened porch!

Is Your Existing Outdoor Living Space Bugging You?

cookout

Where did everyone go?

We have all been there — enjoying a nice, outdoor gathering of friends or family on your deck when the uninvited guests begin to show up. They will begin to make themselves known one or two at a time, until dusk arrives and you and your guests are forced indoors. On such a lovely night, with the moon all aglow and the grilling underway, the mosquitoes arrive to steal the show.

Mosquitoes function best at 80o F, become lethargic at 60o F, and cannot function below 50o F. With our warm temperatures here in the Columbia area, spring through fall are the most active times for mosquitoes. Keep in mind that despite what you may have thought to be true about mosquitoes, certain species such as the Asian Tiger mosquito actually bite during the day making it difficult to plan an outdoor event around their feeding schedule.

SC screened rooms offer protection from pestky mosquitoesHere in our area, not only are mosquitoes a nuisance, they are also responsible for mosquito-borne illnesses such as West Nile Virus, Eastern Equine Encephalitis, La Crosse encephalitis and other California serogroup viruses, Saint Louis encephalitis virus, and dog/cat heartworms. According to the S.C. Department of Health and Enviromental Control, mosquito control agencies throughout South Carolina are responsible for providing mosquito control to help protect residents from annoying bites and diseases. You can also help protect your family’s health by using safe mosquito repellents and by eliminating mosquito breeding sites on your property.

In many cases, especially on properties close to wooded or low-lying areas or near a creek or water source, mosquitoes can be difficult to control in your outdoor living space if your property is not properly treated. However, there are ways to overcome these pests without sacrificing your enjoyment. Consider the addition of a protected outdoor living structure such as a screened porch.

Not only will a screened porch addition keep the bugs that are bugging you at bay, it will also deliver immense benefits protecting beyond the bite. It will allow for uninterrupted time outdoors during inclement weather and also serve as a refuge from the heat. Those homeowners who have outdoor allergies or conditions limiting sun exposure can still enjoy the benefits of their backyard without putting their health in jeopardy.

Beyond offering you and your family protection from the “bite,” a screened porch is also versatile, making it exceptionally popular among SC homeowners for many reasons. When created with multiple zones for relaxing and entertaining, the screened porch can be the perfect spot to give you a little more solitude, calm and quiet. Additionally this outdoor room, while still letting you feel you are savoring the natural world outside, is just right for accommodating parties and more informal socializing. Pair the screened porch with a deck or patio and you have an outdoor living space combination giving you the best of both worlds; protected areas and open spaces!

Our recent screened porch addition in University Hill adds a new page for this historic home

Elevated screened porch addition in University HIllArchadeck of Central SC recently completed a second story screened porch addition to a historic home in University Hill. The home was built in the 1880’s and we are honored and proud to have been chosen to design and construct the addition.

According to Historic Columbia, University Hill was established between 1885 and 1950, and the neighborhood features homes with a mix of architectural styles and designs from prominent regional and local architects. As one of the oldest residential communities in Columbia, this neighborhood has continued to be shaped and defined by urban renewal and the University of South Carolina’s eastward expansion. Bounded by Sumter Street, Gervais Street, Laurens Street and Blossom Street, this portion of South Carolina’s capital city was listed as a Historic District in the National Register of Historic Places in 2004 and is protected as an architectural conservation district by the City of Columbia.

Before the residence only consisted of a second story deck.

Before : the outdoor living space only consisted of a second story deck.

When working with historic homes, it is always crucial to honor the home’s roots and architecture. With this particular project, we carefully abided by the historical restrictions required by our local historical committee when choosing materials for the project and when submitting specifications for their approval.

University Hill Columbia SC screened porch builderIn addition to the traditional permitting and approval processes required for each project we build, this addition required additional approvals to ensure all historical restrictions were met. Criteria include but are not limited to:

  • The outdoor living space design must be compatible with the architectural character of your building.
  • The addition must be planned so it does not significantly alter the original distinguishing qualities of the house, such as the basic form, materials, fenestration and stylistic elements.
  • The outdoor living space must be designed so that if it is removed in the future, the essential form and integrity of the original home could be restored.

University Hill Columbia SC screened porch builder

Archadeck of Central SC created a design that would fulfill these criteria. The home’s original design was carefully preserved in every facet of the project, from ensuring the posts on the addition were wrapped in Hardie Board, which was on the existing home as opposed to vinyl, to installing the soffit and fascia to mimic that present on the home. We even went as far as to use a special screen material instead of traditional screening on the porch in order to maintain the home’s original style and not detract from the beauty and integrity of the home.

University Hill SC screened porches

The homeowners also requested that the addition provide covered parking. Since the property does not contain a garage or carport, parking underneath the addition would be a welcome benefit allowing the homeowners to stay dry when arriving home on rainy days. Archadeck of Central SC carefully designed and engineered the porch to function as an impromptu carport by using LVL beams specifically made for large spans. We are happy to accommodate the customer in any way we can.

The elements that make you want convertible automobile are some of the same our clients crave when considering an outdoor room addition. A convertible is synonymous with versatility and freedom. Versatility is always a driving force when making selections or purchases geared toward enhancing enjoyment. Such is the case when buying a car, building or purchasing a home and even adding an outdoor living space. One of the best ways to expand your outdoor living enjoyment is with the addition of a convertible porch, sometimes referred to as a three season room or porch.

What is a convertible outdoor room?

An outdoor room is defined as any outdoor space that can provide a relaxed setting reminiscent of the comforts found within most interior living or family rooms. Covered porches, screened porches, sunrooms, and three & four season rooms are great examples of sheltered outdoor rooms that extend living spaces and the hours of leisure at home. When you add the term “convertible” you also open up a world of choices within an outdoor room. Convertible outdoor rooms can easily be changed from screened to window paneled for use during colder temperatures, the changing seasons or  for special events.

It’s all about having choices!

You can extend the function and versatility of a new or existing screened porch by converting it into a three season room through the use of a convertible panel system such as the ones we offer with our aluminum and vinyl outdoor rooms or via a porch enclosure system. These can be integrated into the initial design of a new porch or outdoor room addition, or as an enhancement/upgrade to an existing structure. Archadeck of Central SC can provide you with a multi-functional outdoor room for all seasons. By simply clicking the panels in, or out, of a fixed position on their effortless four-track, you can let Mother Nature in, or keep Old Man Winter out! The choice is yours!

Aluminum and vinyl outdoor rooms give you a luxury living space, are custom-made to order and designed to match your home’s architecture and colors. Unlike other aluminum outdoor rooms that are built using a kit, we custom design your outdoor room according to your spatial needs, roof and interior amenities desired.

An Elevated Deck with Screened Porch Maximizes Outdoor Living Area on many Levels

Elevated screened porch with deck and stairs - Columbia, SCScreened porch or elevated deck? Why not have both! The opportunity for a custom elevated deck with a screened porch is a special one because of the flexibility for extending outdoor living it provides. We have had the pleasure of building a vast array of elevated decks for our customers, and no two have ever been alike. We tailor each one to the design and scale of the home so that it looks like it has always been part of the structure and fits into the slope, elevation and lay of the land. We can assure that the rear of your home will look as spectacular as the front once the deck project is completed.

Screened Porch with Deck and Stone Patios

This elevated screened porch and deck features space underneath finished to serve as a covered patio.

Elevated decks with screened porches can have many features such as a set of stairs to descend to a lower level of the property onto a patio and even finished and protected under deck/porch space that can serve a multitude of purposes. It can host a dining area, the perfect spot for a hammock or swing, or even a play zone for the kids. You could add a screened porch on either the top or the bottom level, or even tackle a double porch if you want to go all out.  If the back of the home sits on a fairly large slope, you might want to consider a stacked multi-level deck that has a number of tiers so that each level of the home gets to take advantage of heading out doors. There is nothing more romantic than a French door exiting from the master bedroom out to a deck where you can enjoy the sunset with your significant other.

Archadeck custom projectYou want to hire a professional builder such as Archadeck of Central South Carolina to build an elevated deck with a screened porch as there is a lot of weight involved depending on their size.  This is not the time to go with a cheap, fly-by-night so-called deck builder who is nothing more than a handy man to save a few pennies, as it can spell disaster. A ground level deck is very different than a raised one, and lots of important factors need to be taken into account to ensure the safety and integrity of the structure so that it does not collapse or potentially cause an accident. We work with permitting and inspectors in your area to make sure everything is done right. We will work within your budget and communicate with you throughout the building stages to ensure that you are satisfied with the results.

It doesn’t matter if you want a ground floor deck, a raised deck or if a three or even four-season porch is in order—Archadeck of Central South Carolina can help you achieve your outdoor living dreams with a structure that will suit how your family lives and entertains. We can use wood or low-maintenance composites and vinyl and perfectly match or offset the color of your home. The structure can either blend in or it can pop with contrast. Truly, there are no limits to what can be done.

Let’s all go out on the porch and sit a spell

Central SC relaxing porch designsNothing could be finer than growing up and living in the South. There are things that happen here that most other folks look upon as foreign. Porches are one. In the northern states, sunrooms are more prevalent, and for good reason; sometimes it is just too cold to be outside there. But here, below the Mason Dixon Line, much of the summer is spent on the porch for the practical reason that it is far too hot outside. During the spring, the porch is a welcomed escape from the cabin fever of winter, and during the fall we use it to stretch out as many outdoor living days as possible before Old Man Winter arrives. All in all porches are a simple pleasure and a necessity to fulfill the true outdoor living lifestyle.

Porches of every size, shape and style — front porches, back porches, screened porches and open porches —  all provide the open air, breezy relief from the summer heat while also protecting you from the sun and insects. And although they are all quite nice, a back porch offers the most versatility in function. Archadeck of Central South Carolina custom designs and builds porches that can breathe fresh air into your home and connect the outside with the inside. This outdoor living area provides additional living space that gives you a place to relax on nice days and even on the not so nice ones if it is screened in. Your back porch can be a small space that is used for intimate gatherings or barbeques or a large wrap around porch that can accommodate parties and entertaining. No matter the size, be it open or screened, a back porch addition can improve the appearance of your central South Carolina home and increase its property value.

The selection of a screened or open porch is one of personal preference. An open porch  can serve as an outdoor room with multi-functional versatility. Use it as a place to relax or as an outdoor dining room perfect for dinner parties or family gatherings. Open porches also give homeowners a safe haven to continue enjoying the outdoors even on days when the weather is less favorable because they are protected from the hot sun and unpredictable summer rainstorms. With an open porch you get the benefit of circulating fresh air with the bonus of a roof that provides shelter from the elements. Ceiling fans are a smart addition to an open porch and provide necessary air circulation to keep the temperatures pleasant, especially in our area where temperatures during the summer can soar into the double digits!

A screened porch provides the identical benefits of an open porch with additional protection from pesky insects, debris and partial protection from pollen. This type of porch is especially important if you have family members with allergies (either to sun, pollen or insects) who still want to enjoy the outdoors. Alone, this type of outdoor living structure is versatile, making it exceptionally popular. When created with multiple zones for relaxing and entertaining, it can be the perfect spot to give you a little more solitude, calm and quiet as opposed to a deck or patio, which are exposed. Additionally this outdoor room, while still letting you feel you are savoring the natural world outside, is just right for accommodating parties and more informal socializing. Pair the screened porch with a deck or patio and you have an outdoor living space combination giving you the best of both worlds with protected areas and open spaces.
