A porch or screened porch provides a wealth of benefits to make the most of the time you spend outdoors. From giving you a shady spot to escape the sun, or a pop-up summer shower, to lingering at dusk with no worry of mosquitoes thanks to screens. But what if you could take the benefits you enjoy from your covered porch or screened porch to another level? What if you could use the space to your heart’s content without limitations for three, four or even twelve months throughout the year? Archadeck of Central SC wants you to know that in most cases we can convert your existing open or screen porch to a 3-season, 4-season room or sunroom and extend the use and versatility of your space.

If the idea of a porch-to-outdoor-room conversion sparks your interest, here are some points that will have to be addressed:

Use a professional

It is crucial to hire an outdoor structure professional who is knowledgeable about porches, outdoor structures and conversions. Hiring a professional ensures the safety, quality and satisfaction of your project.

SunroomCan your porch take the weight?

The first consideration that has to be addressed is the structural integrity of your existing porch. The substructure must be able to accommodate the weight of added walls, in the case of a covered porch, or windows in the case of a sunroom conversion. In either case, the foundation of the porch will have to extend all the way to the corners of the structure. In cases where the foundation does not extend to the corners, amendments must be made to extend the foundation, and new footers will have to be added in order to safely support and hold the weight. Archadeck of Central SC can perform an inspection to determine whether your porch fits the criteria for a conversion. Depending on these results, we will discuss our recommendations as to how to proceed with getting the porch structurally compatible to withstand a 3-season, 4-season or sunroom conversion.

Previous permitting

South Carolina, like many areas of the country, requires everything a builder does to be properly permitted and inspected. This means the previous structure you have, if it passed inspection, should have been deemed sound as a porch. Even if this is the case, it still may not be structurally sound enough for a conversion. Be aware from the beginning that most builders will only warrant the framed portion of the structure that they build. This means if something goes wrong with the substructure as a result of amendments, you cannot use their warranty anymore. This is why we recommend reinforcing the foundation on all the porches we build.

What suits your fancy?

Once the heavy work has concluded and the structural integrity of your porch is deemed a good candidate for a conversion, the question is what do you want? Deciding which type of outdoor room conversion best suits your needs can be difficult. In most cases, this choice will depend on your budget, geographical location and what you plan to do with the room. For example, a four-season room or sunroom conversion serves as an extension of your home’s living area as well as an extension of your outdoor living area. These outdoor rooms give you unobscured views of nature through the extensive use of windows. Sunrooms can be enjoyed year-round even in the event of snow. A sunroom is considered to be a “conditioned space” because it requires an HVAC system just like that of an interior room addition. A four-season room differs from a sunroom in that it is not considered an interior room addition. However, four-season rooms can be outfitted with amenities that provide comfort, such as ceiling fans, space heaters and the like, which can be turned off when not in use.

And the Golden Hammer award goes to…The Screened Porch

We’ve just returned from the Columbia Home Building and Remodeling Expo and WOW what a turnout! Homeowners from all over the area attended this event to meet and speak with leading industry professionals regarding the newest design trends, building and remodeling innovations. Events like these fuel creative inspiration and desire to renew or increase the beauty and functionality of all aspects of your home. Throughout the weekend, the Archadeck of Central South Carolina booth was bustling with activity as we spoke with hundreds of homeowners looking for information about adding a new or enhancing their existing outdoor living space. What was the most requested outdoor living structure at this event? (Drumroll please…) The screened porch!

And for good reason; the versatility of the screened porch is what makes this outdoor living structure so popular. The screened porch is perfect for outdoor dining, relaxation and entertaining without interruption during inclement weather, the hassle of pesky insects or the dangers associated with the sun. It is also what we consider a pivotal element of the evolving outdoor living environment. What do we mean by evolving outdoor living environment? Please allow us to explain:

Screened Porch with Deck and Stone Patios

The average starter home often includes either a patio or deck as the outdoor living area. When you’re first starting out as a homeowner, this type of recreational area in your back yard serves your initial needs well. But, as your lifestyle and outdoor living needs evolve, so should your structure. You’ve enjoyed hotdogs and hamburgers on the patio set with the umbrella and the lounge chairs to stretch out in the sun. Now, you need something more conducive to entertaining, like a dining area that’s protected from irritating bugs, or a comfortable seating area for after-dinner conversation or maybe watching the wall-mounted big screen TV. Typically, the next step from a simple patio or wooden deck is a conversion to a screened porch to provide you with a versatile outdoor room that can be enjoyed several months longer than a patio or deck.

A screened porch addition will enhance every season.

The next stage of this evolution in your outdoor living environment is updating an existing screened porch so it opens up to a deck or patio with an outdoor kitchen, now that you and your family are more established. You enjoy hosting each of the big family events; your home is the “go to” place for all of neighborhood kids to hang out, and with your upgraded surround sound system, you’ve got the best seats for all your friends to come over and enjoy the big game on TV each weekend. Of course all of these events require copious amounts of food, so the addition of an outdoor kitchen with your grilling station, wet bar and mini fridge is just right. This combination of a screened porch with a deck or patio gives you the best of both worlds with double the enjoyment.

The final step of the evolving outdoor living environment often comes about during the “empty nest” stage of homeownership. Your family’s size is reduced because the kids are grown up and out on their own. Converting that screened porch into a sunroom makes a cozier light-filled living that continues to be the most used space in your home while allowing you to bring the outside in without the limitations of season or weather. The year-round enjoyment and extra heated space of a sunroom make it one of the most valuable investments you can make to your home. Not all screened porches go through this final step of the final steps of the outdoor living evolution, but should you ever decide to take this last step, you’ll be happy to know that you’re already about halfway there when converting from a screened porch.

The outdoor living structure combination is a trend with proven staying power here in Central SC

Open Porch Entertainment Area

This space is the perfect example of an outdoor structure combination at its best. The design includes a deck, pergola, hardscape patio and outdoor fireplace.

Being in the business of outdoor living design, Archadeck of Central SC keeps a close eye on which types of structures homeowners are asking for. Keeping up with outdoor living space design trends is an important way of being able to better facilitate the needs of our customers. As many design trends will fade from the spotlight over time, one trend that has proven longevity and is here to stay is the outdoor living combination space.

The draw towards outdoor living space combinations persists because they are multifunctional and versatile. Combining different structures is a clear way to define separate areas within an outdoor living area as opposed to using one singular space to carry out all your desired functions. For example, a backyard deck can easily be built to provide ample space for dining and seating, but imagine the endless outdoor living possibilities if that same deck included a pergola and a space designated for grilling, or even an outdoor kitchen. Outdoor living combinations can be used as separate rooms, or vignettes, of beauty and function. The most wonderful part of our outdoor living combination designs is that a trio of outdoor spaces can function as one large design. We make harmony an important element of our designs.

Here is a look into just a few of the outdoor living combinations you could choose from for your backyard…

Deck with arched trellis

This deck features an arched trellis and spills into a spacious hardscape space below. Just off the 2nd story deck there is also a screened porch to enhance the space for extended periods throughout the year.

Along with adding function to your backyard, an outdoor living combination can also allow you to enjoy facets of your space even when the weather isn’t so favorable. By combining a deck with a screened porch or 4-season room, you will be able to enjoy the ambiance of your backyard for extended periods of time throughout the year. A deck that is warmed by the autumn sun by day may turn chilly once the sun goes down. By adding a four-season room to your outdoor living space, you can transition your entertaining or special time into a more suitable space and still take advantage of the outdoors.

Central South Carolina screened porch considerations

Making the decision to add a screened porch is loaded with many considerations. It can be a daunting task deciding the appropriate location, placement and tie-in that will best suit your desired function. Function also plays a huge role when deciding which type of enclosure system to use on your porch. Archadeck of Central South Carolina has been servicing the Columbia, S.C., and surrounding areas for over 10 years. We specialize in creating outdoor spaces to heighten the beauty and function of your backyard. Screened porches and three-season rooms are among the most popular outdoor room additions our client base requests.

Screened porch considerations

Traditional screen porches consist of fixed screened openings and provide protection from both insects and inclement weather. They also provide cross ventilation on those humid Carolina afternoons. Here in the Columbia area, we take these elements a step further by utilizing a four-track enclosure system on many of our screened porch additions.

Choosing a four-track screened porch enclosure makes it possible to keep the screens and maintain the comfort. The 4-track system allows you to open up to 75% of the window area for added ventilation and to indulge in better backyard views. This system also enables homeowners to get more use out of their screened porch for longer intervals through the changing seasons. Pollen is a constant headache here in the Central South Carolina area. Pollen not only makes you sneeze, it also leaves a yellowish-green film on all your unprotected outdoor spaces. Cleaning off the pollen in order to use your outdoor space during the spring and early summer can be quite overwhelming.  A four-track enclosure will keep your outdoor room cleaner because it keeps dust and pollen outside where it belongs, and not inside your screen porch area. A four-track system still gives you protection from insects and debris, adjusts in just seconds and allows more use of your porch.

The four- track panel windows will allow you to keep the screened porch feeling.  If you want to transform your screen porch into a room that you can also use year round, your porch can be completely converted to an all-season sunroom. A four-track enclosure enhances the livability of your screened room. When the panels are closed, they provide shelter from the summer sun and changeable weather. Our four-track enclosure system is also weather-resistant and shatterproof and opens the door to endless outdoor living possibilities.
