Transforming this Lexington, SC, screened porch into a sunroom was like child’s play

Lexington Sunroom AdditionOne of our most recent sunroom projects is located in Lexington, SC. What makes this addition so interesting is the fact Archadeck of Central SC converted this homeowners’ existing screened porch into a sunroom to better fit their needs.

Since the homeowners have small children, they really wanted to extend the space within the home for play. A sunroom can serve many purposes. Natural light is always an asset in any home. The more sun you have entering a space, the more open and inviting the space will appear. When you have the sun working for you full time, it cuts down on daytime heating costs, too. However, the more daylight you have in the home, the more you risk overexposing furnishings and interior finishes to the sun. Solar gain, heat loss and UV infiltration are issues we wanted to keep at a minimum as part of this project.

Low-E windows (low-E stands for low emissivity) are simply windowpanes coated in microscopic layers of metallic oxides. The coating is invisible to the naked eye, allowing as much natural light into the house as possible. Though transparent, this coating will protect your home from unwanted UV rays that can burn your skin, fade your carpets and damage your furniture. Plus, it also helps to control radiant heat (infrared light) as it enters and leaves a room. In essence, it keeps your house warmer in the winter by reflecting certain segments of the sun’s light spectrum back into the home and cooler in the summer by reflecting particular segments outside. This saves money on utility expenses while creating a more comfortable living environment inside.

Exterior of Lexington SC SunroomWe used the ceiling that was original to the existing screened porch. However, one special feature of this sunroom is the creative design used on the floor. The homeowners chose ceramic tile and we had it installed in a unique elongated pattern rather than a traditional square or rectangle — the result is quite striking!

The clients are elated with the new sunroom, and their children love it even more! Many happy memories are ahead in the new room — imaginative play and creativity as growing minds explore the changing seasons from their new playroom!

The first consideration that has to be addressed is the structural integrity of your existing porch. The substructure must be able to accommodate the weight of added walls, in the case of a covered porch, or windows in the case of a sunroom conversion. In either case, the foundation of the porch will have to extend all the way to the corners of the structure. In cases where the foundation does not extend to the corners, amendments must be made to extend the foundation, and new footers will have to be added in order to safely support and hold the weight. Archadeck of Central SC can perform an inspection to determine whether your porch fits the criteria for a conversion. Depending on these results, we will discuss our recommendations as to how to proceed with getting the porch structurally compatible to withstand a 3-season, 4-season or sunroom conversion.

Previous permitting

South Carolina, like many areas of the country, requires everything a builder does to be properly permitted and inspected. This means the previous structure you have, if it passed inspection, should have been deemed sound as a porch. Even if this is the case, it still may not be structurally sound enough for a conversion. Be aware from the beginning that most builders will only warrant the framed portion of the structure that they build. This means if something goes wrong with the substructure as a result of amendments, you cannot use their warranty anymore. This is why we recommend reinforcing the foundation on all the porches we build.

What suits your fancy?

Once the heavy work has concluded and the structural integrity of your porch is deemed a good candidate for a conversion, the question is what do you want? Deciding which type of outdoor room conversion best suits your needs can be difficult. In most cases, this choice will depend on your budget, geographical location and what you plan to do with the room. For example, a four-season room or sunroom conversion serves as an extension of your home’s living area as well as an extension of your outdoor living area. Covered spaces are most beneficial serving as a shelter from dangerous UV rays that can lead to skin cancer.

Skin cancer is the most common of all cancers. More than 1 million cases of skin cancer are found in the United States each year. Melanoma, the most deadly of skin cancers, only accounts for about 4 percent of all skin cancer cases, however, it causes about 79 percent of skin cancer deaths. According to the American Cancer Society, it is predicted that 1,540 new cases of melanoma of the skin will be diagnosed in South Carolina alone during 2016.
