Transforming this Lexington, SC, screened porch into a sunroom was like child’s play

Lexington Sunroom AdditionOne of our most recent sunroom projects is located in Lexington, SC. What makes this addition so interesting is the fact Archadeck of Central SC converted this homeowners’ existing screened porch into a sunroom to better fit their needs.

Since the homeowners have small children, they really wanted to extend the space within the home for play. A sunroom can serve many purposes. Natural light is always an asset in any home. The more sun you have entering a space, the more open and inviting the space will appear. When you have the sun working for you full time, it cuts down on daytime heating costs, too. However, the more daylight you have in the home, the more you risk overexposing furnishings and interior finishes to the sun. Solar gain, heat loss and UV infiltration are issues we wanted to keep at a minimum as part of this project.

Low-E windows (low-E stands for low emissivity) are simply windowpanes coated in microscopic layers of metallic oxides. The coating is invisible to the naked eye, allowing as much natural light into the house as possible. Though transparent, this coating will protect your home from unwanted UV rays that can burn your skin, fade your carpets and damage your furniture. Plus, it also helps to control radiant heat (infrared light) as it enters and leaves a room. In essence, it keeps your house warmer in the winter by reflecting certain segments of the sun’s light spectrum back into the home and cooler in the summer by reflecting particular segments outside. This saves money on utility expenses while creating a more comfortable living environment inside.

Exterior of Lexington SC SunroomWe used the ceiling that was original to the existing screened porch. However, one special feature of this sunroom is the creative design used on the floor. The homeowners chose ceramic tile and we had it installed in a unique elongated pattern rather than a traditional square or rectangle — the result is quite striking!

The clients are elated with the new sunroom, and their children love it even more! Many happy memories are ahead in the new room — imaginative play and creativity as growing minds explore the changing seasons from their new playroom!

These Forest Acres homeowners are making a grand entrance with their new entry sunroom addition!

Our most recent sunroom addition located in the Forest Acres community of Columbia, SC, is a great example of the  individualized benefits a custom  structure can add to your property and lifestyle.

This Forest Acres sunroom is designed to serve as the home’s front entry. The homeowners’ previous entry consisted of a front porch that did not let much light into the home. The new entry design includes windows along with French doors with sidelights.

We were able to follow up with the homeowners after they had a chance to get “cozy” with their new sunroom addition. When we spoke with the homeowners separately, each listed the benefits  gained since completion of the space. While both homeowners really like the sunroom, they use the area in different ways.

Since he was diagnosed with Seasonal Affective Disorder (SAD), the light that flows into the sunroom helps him a great deal. In addition, the convenient electrical outlets installed there allow him to plug in his electric leaf blower and hedge trimmers without running extension cords. It has really made the task of pruning the landscape effortless!

Over the last several years Archadeck of Central SC has watched the popularity of the  outdoor room grow. The differences between a screened porch and a three or four season room are fading with a wider range of products that promise both in one space. One of the most versatile and most asked about of these products is a four-track window system.

Four-track window systems come under many brand names. Here at Archadeck of Central SC we use the Weather Lite Collection by Custom Windows and Doors. These window systems are commonly referred to as “porch enclosure systems”  and are used to transform screened porches, patios and even garages into outdoor oases. This versatile enclosure system features vents that slide either vertically or horizontally to fit your needs. Fixed vents are also available to accommodate spaces above your vertical- or horizontal-sliding vents, allowing for incredible floor-to-ceiling views. Not to mention these systems help keep pollen, insects, rain and dust out of your space!

This four-track system enables you to turn your screened porch into a 3 or 4-season room so you can enjoy the area for longer periods throughout the year. These four-track window systems are constructed from a strong transparent vinyl. The 15-mil vinyl glazing is as transparent as glass without the weight and not nearly as expensive. Unlike glass, the vinyl is not susceptible to cracking or breaking. But if it is accidentally hit or stretched the vinyl simply returns to its original shape within minutes.
