Now is the best time ever to move forward with your outdoor living structure plans, and here’s why:

Central SC Sunrooms give you a front row seat to Mother NatureOf all the questions homeowners ask when planning their outdoor living space, the most frequent is undoubtedly  “WHEN is the best time to build?” While there is no unanimously correct answer to this question,  many factors come into play in order to satisfy each individual project. These can be lifestyle related, budgetary or even include preparations for HOA approvals. However, the answer comes down to your readiness to pursue your outdoor living addition. If you are ready, then there is definitely no time like the present to get the ball rolling!

Here in the Columbia area, we are blessed with a mild climate virtually year-round. With no danger of having to deal with frost-lines, and very little snow or icy weather, it is possible to begin your project in the winter and have it completed by the time it is warm enough to enjoy open-air structures such as decks or patios. Choosing a cooler-season project can also add unexpected benefits and value to your anticipated  outdoor living project.

Here are just a few advantages of choosing a fall/winter project timeline:

  • Patio in the fallLess Wait Time = More Enjoyment Sooner –– A good incentive to begin your outdoor living structure addition in the cooler months is that you’ll encounter less wait time before construction can begin. Gaining approval through HOAs and permitting may take less time because there is less backlog now. Deciding to build now will now mean you’re able to enjoy the benefits of your new structure sooner and in plenty of time for the arrival of the outdoor living season in the warmer months ahead. Keep in mind, when dealing with a quality builder, wait times can be longer, especially during the warm seasons. Deciding on a fall/winter project can greatly reduce those wait times.
  • Double pergolas on West Columbia SC wooden deck by Archadeck of Central SCThe Science of Wood — If you are considering a structure built from wood, a cooler-month project timeline will provide many benefits. Wood requires a time period of acclimation and curing. The laws of expansion and contraction always apply when it comes to working with wood. All wood is hygroscopic, meaning that when exposed to air, it will release or pick up moisture until it is level with the humidity and temperature of the air. Humid conditions, such as those in summer, will cause more rapid expansion and contraction of wood that is not yet sealed for protection against the elements. A structure built from wood needs to cure for a period of time before the sealer or paint will properly adhere to the wood and promote beneficial protection qualities. By choosing to build during the fall and winter, the least humid times of year, your new wooden deck or other outdoor structure may require less time to cure in order to properly accept the sealer or paint you choose.
  • Covered porch in NE Columbia outdoor combination projectThe Dormant Landscape — Your lawn and landscape will experience less stress from construction if you choose to build during the cooler months of the year — this is because most turf grasses, trees and shrubs and other perennials are in their dormant period during the winter. When dormant, these grasses and plants are less likely to experience permanent damage from being  trimmed or pruned to accommodate the addition of a backyard structure. This includes foot traffic from the construction crew.
  • Less Stress –Aside from the landscape, construction during the winter will cause less of an interruption to your day-to-day lifestyle as most people use their yards less during these months. The kids are in school and less likely to be playing outside during this time. The noise and materials required to complete your project will be less of an annoyance than they would be when you are using the yard a lot during the warmer months.
  • Archadeck 2013 PhotographyActing NOW = More Value — It is no secret that costs of materials used in outdoor living space designs, either wood or composite, can increase when moving into a new year. Choosing to move ahead with your project now will save you money in the long run on materials costs, and in addition if you intend to finance your new outdoor structure, the interest rates are still extremely low. Even if our project timeline extends into the next calendar year, if you decide on your design and sign the contract prior to December 15th, 2015, you will lock into this year’s pricing. For many homeowners, the savings  are reason enough to move ahead with getting all the logistics in place now, instead of waiting until later.

An Elevated Deck with Screened Porch Maximizes Outdoor Living Area on many Levels

Elevated screened porch with deck and stairs - Columbia, SCScreened porch or elevated deck? Why not have both! The opportunity for a custom elevated deck with a screened porch is a special one because of the flexibility for extending outdoor living it provides. We have had the pleasure of building a vast array of elevated decks for our customers, and no two have ever been alike. We tailor each one to the design and scale of the home so that it looks like it has always been part of the structure and fits into the slope, elevation and lay of the land. We can assure that the rear of your home will look as spectacular as the front once the deck project is completed.

Screened Porch with Deck and Stone Patios

This elevated screened porch and deck features space underneath finished to serve as a covered patio.

Elevated decks with screened porches can have many features such as a set of stairs to descend to a lower level of the property onto a patio and even finished and protected under deck/porch space that can serve a multitude of purposes. It can host a dining area, the perfect spot for a hammock or swing, or even a play zone for the kids. You could add a screened porch on either the top or the bottom level, or even tackle a double porch if you want to go all out.  If the back of the home sits on a fairly large slope, you might want to consider a stacked multi-level deck that has a number of tiers so that each level of the home gets to take advantage of heading out doors. There is nothing more romantic than a French door exiting from the master bedroom out to a deck where you can enjoy the sunset with your significant other.

Archadeck custom projectYou want to hire a professional builder such as Archadeck of Central South Carolina to build an elevated deck with a screened porch as there is a lot of weight involved depending on their size.  This is not the time to go with a cheap, fly-by-night so-called deck builder who is nothing more than a handy man to save a few pennies, as it can spell disaster. A ground level deck is very different than a raised one, and lots of important factors need to be taken into account to ensure the safety and integrity of the structure so that it does not collapse or potentially cause an accident. We work with permitting and inspectors in your area to make sure everything is done right. We will work within your budget and communicate with you throughout the building stages to ensure that you are satisfied with the results.

It doesn’t matter if you want a ground floor deck, a raised deck or if a three or even four-season porch is in order—Archadeck of Central South Carolina can help you achieve your outdoor living dreams with a structure that will suit how your family lives and entertains. We can use wood or low-maintenance composites and vinyl and perfectly match or offset the color of your home. The structure can either blend in or it can pop with contrast. Truly, there are no limits to what can be done.

Need an open but private outdoor living space? No problem, Archadeck of Central South Carolina can do that!

This lakeside pressure treated deck includes built in bench seating, and unique privacy railing. We also integrated the existing trees within the landscape into the design of the deck- stunning.Although you don’t want to feel hemmed in while enjoying time in your backyard, when you are relaxing or entertaining, a level of privacy is still very desirable. Often the proximity of a neighbor’s backyard or outdoor living space is just right to provide a clear view into your backyard. Unfortunately, if this is the case for you and your neighbors, your tranquil place to dine, read a book or just unwind after a long day can quickly feel too crowded.

If you are considering an improvement to an existing space or the addition of a new outdoor structure that preserves your privacy but also retains the openness of being outdoors, Archadeck of Central South Carolina is this area’s leading custom designer and builder of outdoor living spaces. We can create a space for you that’s the perfect balance of both open and private, as is evident in many of the custom designs we’ve provided for other South Carolina homeowners.

We work closely with our clients to design the outdoor living space that best suits their needs while fulfilling their wants as well. When working through the preliminary design stage, it’s also important to consider the correlation between your backyard and that of your neighbors, how the proximity will affect the way you use your new space, and the views looking in and out. An outdoor space addition can bring a change in elevation from the grade of the property. Your view of the surrounding perimeter, and potentially your neighbors’, will change, enabling visibility from several angles where there was none previously.

One of our most successful projects demonstrating  the balance of openness and privacy within the same design was built for homeowners in Columbia, SC. A couple of years ago we completed a composite deck for them, and although they loved their new deck, after several opportunities to use it, they soon realized they needed a way to separate their view from that of the neighbors. By using innovative framed panels of vertical lattice suspended from a detailed pergola frame, we created a custom privacy fence design for the deck that solved the problem. The finished project not only provided privacy from prying eyes, it also became a stunning design element and created a focal point.

Screen porches naturally provide privacy while enhancing the aesthetics of your functional spaces tremendously. If a screened porch is the type of structure you prefer, you may find that a traditional screen doesn’t create enough privacy for you. We can install a screening material that restricts the visibility from the outside but still allows ventilation with an unobstructed view of your surrounding property from within the structure. Additionally, a pergola also makes a perfect companion for a spa or poolside and offers a certain degree of privacy by keeping prying eyes from looking directly into your pool or spa space.

Archadeck of Central South Carolina has been helping homeowners find the right privacy solutions for their outdoor living spaces for many years. How you will use your space, and your privacy needs, are something we discuss and build into your design when planning your outdoor space. Keep in mind all yards are different and certain privacy solutions will work well with certain yards, decks, porches and existing features while others will not. We are experts at designing privacy solutions that will not draw attention but blend with the structure or area where they are located.

Archadeck of Central SC can help you find a long term solution when your deck no longer measures up

Peeling blue paint on wood deck.

Peeling blue paint on wood deck.

In our line of business we have seen many deck owners place their hopes of restoring their aged or worn wooden deck into products that usually only offer false promises. Case in point are the “paint on” plastic deck coatings you may have seen on TV or noticed in the “big box” home improvement stores. Many retailers have been stocking products in the paint section that appear to put a thick coating on deck boards, giving them the appearance of synthetic decking. These products claim to offer superior protection for the wood and to eliminate splinters, nail-holes and minor cracks with ease of application as a homeowner can apply the product over the course of a weekend.

Although each individual case is different, our experience with “fix all” products is anything but positive. These products only serve as a short-term solution to a long-term problem. Many are made up of epoxy-style coverings that appear to be smooth, flawless and cool to the touch when exposed to the sun but in reality can come out rough and retain heat on structures that have a southern exposure.

Beautiful redeck on Lake Murray in Lexington, SC

Beautiful redeck on Lake Murray in Lexington, SC.

In addition to the many shortfalls these products have, they also require frequent and costly reapplication in most scenarios. With wooden decking, as with any of the effects of sun and water on horizontal surfaces, application over rotten or damp wood will likely cause failures of the coatings. Other inconsistencies that must also be addressed are tight spacing of existing deck boards and reduced drainage capabilities. The circumference of these coatings will make tight spacing worse, and the area between your decking boards must be cleaned out regularly or face side rot. Flashing issues at the ledger are also a concern as is lack of proper waterproofing over joist tops.

The possibility of success, if any, of using these “paint-on” products lies within the surface preparation itself. Wood needs to be cleaned and free of any debris, oils or grease (this includes barbecue sauce). Prerequisites also include replacement of any loose nails. Manufacturers of the product even recommend your existing deck be screwed down to avoid the chances of any nails working up through the new finish. We are quick to point out these products should not serve as a “fix” for rotting wood or a surface in very bad condition as many deck owners may assume. These products serve as an alternative to conventional sealers or stain, not as a decking repair system.

Let our experienced staff help you achieve the backyard of your dreams.

Archadeck of Central SC is your redecking expert in the Columbia region. Redecking an aging or failing deck through a quality deck contractor is the only real solution for invasive decking problems. Our diverse portfolio of materials includes quality wooden choices as well as the highest quality synthetic options on the market.

Keep in mind, when redecking with a composite, it is critical to replace all joists. When going from wood to composite, you have to add joists. Typically the wood deck has joists that are eighteen inches apart. So some contractors would put new joists in between the old joists, giving you joists every eight inches. However, mixing new joists in between old ones will result in A) waves in the deck when the level new joists shrink and B) loose-fitting boards unless you screw down every single joist every eight inches, which are too many screws to look good. We tear out all of the joists and build as new to get a problem-free deck. In many cases we may still use the old posts and beams if in good shape.

Outdoor living spaces are increasingly becoming the most utilized areas of a home. Structures built ten years ago or longer weren’t designed for the way we live and entertain outdoors today. A simple deck or patio can be greatly enhanced with additional space or  another structure to extend the living and entertaining space of a home year round. Outdoor dining, relaxation and entertaining thrive on a deck or patio, while a screened porch provides an area for family members or guests who need some protection from the sun. As added benefits, screened porches keep nuisance insects at bay and protect during inclement weather, allowing you the freedom to move the fun inside your protected porch. A deck or patio paired with a screened porch can provide double the enjoyment as these two spaces become one in your backyard setting!
