Over the last several years Archadeck of Central SC has watched the popularity of the  outdoor room grow. The differences between a screened porch and a three or four season room are fading with a wider range of products that promise both in one space. Four-track window systems come under many brand names. Here at Archadeck of Central SC we use the Weather Lite Collection by Custom Windows and Doors. These window systems are commonly referred to as “porch enclosure systems”  and are used to transform screened porches, patios and even garages into outdoor oases. This versatile enclosure system features vents that slide either vertically or horizontally to fit your needs. Fixed vents are also available to accommodate spaces above your vertical- or horizontal-sliding vents, allowing for incredible floor-to-ceiling views. Not to mention these systems help keep pollen, insects, rain and dust out of your space!

This four-track system enables you to turn your screened porch into a 3 or 4-season room so you can enjoy the area for longer periods throughout the year. This system works by allowing you to control the amount of screen you leave exposed from 3/4 open to closing the panels completely creating a room with the “feel” of a sunroom without the extra installations required of a sunroom. These four-track window systems are constructed from a strong transparent vinyl. The 15-mil vinyl glazing is as transparent as glass without the weight and not nearly as expensive. Unlike glass, the vinyl is not susceptible to cracking or breaking. But if it is accidentally hit or stretched the vinyl simply returns to its original shape within minutes.

The first consideration that has to be addressed is the structural integrity of your existing deck.  Your deck’s substructure must be able to accommodate the weight of a roofed structure. Many decks are not built to withstand the weight of adding a roof. In order for a deck to be able to withstand the weight of a roof, the foundation of the deck will have to extend all the way to the corners of the structure. In cases where the foundation does not extend to the corners, amendments must be made to extend the foundation and new footers will have to be added in order to safely support and hold the weight.
