Irmo Deck and Sunroom Our recent combination project in Irmo, SC, proves the power of multiples when planning the perfect outdoor living environment.

When the homeowners contacted Archadeck of Central SC for a consultation, they had an existing deck that offered little benefit or versatility. The deck was also showing signs of age and exposure. Our solution was a multi-faceted deck and sunroom combination. The absence of both adds to the Zen appeal of the space and promises unobstructed views. The sunroom is easily accessible from both the deck and interior of the home. Why are composite/low-maintenance decks more expensive than wood?

A common question that arises here at Archadeck of Central SC is, “Why are composite/low-maintenance decks more expensive than wood?” There are many factors that go into fully answering this question, so let us start from the beginning…

The 1st generation of composites:

In 1992, Trex® introduced the first low-maintenance decking. They called the decking “composite,” and it was composed of plastic and wood fibers. Composites began to gain favor in the marketplace because treating a wood deck can easily consume a full day, or more, every year, and we are increasingly jealous of our time. Other companies soon followed the lead and began to introduce more composite options. Over time, manufacturers began to add realistic wood details such as grain and texture to their composites to emulate the look of real wood.

AZEK® enters the picture, then called Procell.  This new synthetic material abandoned the wood fiber makeup of composite in favor of all PVC plastic. In addition to the improved appearance, AZEK’s best features were stain, scratch and mold resistance. Progress continued and soon other major players such as TimberTech and Fiberon came onto the scene.

In 2009, some of the synthetic decking manufacturers combined the benefits of traditional composites and solid PVC by engineering an attractive, hard PVC plastic cap over a composite core.  This low-maintenance decking material is called capstock, which offers the benefits of solid plastic decking at a lower cost.

With new advances, heightened technology and more realistic wood-like elements (like the addition of streaking that mimics wood graining), synthetic decking just keeps improving. Today’s synthetics offer a wealth of benefits over traditional wooden decking. These include increased longevity (25+ years), no need to stain or paint and minimal maintenance to keep the deck clean and looking good. In contrast, a professionally-built, well-maintained pressure-treated wooden deck can last 10-15 years tops. The frequency of the maintenance it requires may vary slightly based primarily on how much wear and direct sunlight the deck receives but it will require annual maintenance surpassing a soap-and-water cleanup.

All these improvements and benefits explain why composite, vinyl and PVC decks are significantly more expensive than traditional wood decks. If you are on the fence about choosing a low-maintenance deck, sometimes a good litmus test is to evaluate this purchase decision based on how long you are going to be in your home. If you plan on being in your home for the next 20 years and like the idea of minimal maintenance, then any upfront increase in cost pays off fairly quickly. But, if you know you will only be in your home for another 5 years, you may want to choose a wood deck with the corresponding cons of annual maintenance.

Our Recent Covered Porch Addition in Elgin, SC, Exemplifies Exceeding Project Expectations

The homeowners have lived in this home for the last 23 years and they love every aspect of their home. However, they have a heavily-wooded lot that makes it difficult to grow lush turf. With this in mind, they decided to turn all of their backyard into a giant outdoor living space. They hired a landscape designer and had all the grass removed and installed gravel walkways and shrubbery beds instead. The backyard now flourishes with evergreens that add vibrancy to the yard for year-round interest.  An added benefit to this transformation is that the entire yard is also super low-maintenance with no mowing required.

From giving you a shady spot to escape the sun, or a pop-up summer shower, to lingering at dusk with no worry of mosquitoes thanks to screens. But what if you could take the benefits you enjoy from your covered porch or screened porch to another level? What if you could use the space to your heart’s content without limitations for three, four or even twelve months throughout the year? Archadeck of Central SC wants you to know that in most cases we can convert your existing open or screen porch to a 3-season, 4-season room or sunroom and extend the use and versatility of your space.

If the idea of a porch-to-outdoor-room conversion sparks your interest, here are some points that will have to be addressed:

Use a professional

It is crucial to hire an outdoor structure professional who is knowledgeable about porches, outdoor structures and conversions. Hiring a professional ensures the safety, quality and satisfaction of your project.

The first consideration that has to be addressed is the structural integrity of your existing porch. The substructure must be able to accommodate the weight of added walls, in the case of a covered porch, or windows in the case of a sunroom conversion. In either case, the foundation of the porch will have to extend all the way to the corners of the structure. In cases where the foundation does not extend to the corners, amendments must be made to extend the foundation, and new footers will have to be added in order to safely support and hold the weight. Archadeck of Central SC can perform an inspection to determine whether your porch fits the criteria for a conversion. Depending on these results, we will discuss our recommendations as to how to proceed with getting the porch structurally compatible to withstand a 3-season, 4-season or sunroom conversion.

Previous permitting

South Carolina, like many areas of the country, requires everything a builder does to be properly permitted and inspected. This means the previous structure you have, if it passed inspection, should have been deemed sound as a porch. Even if this is the case, it still may not be structurally sound enough for a conversion. Be aware from the beginning that most builders will only warrant the framed portion of the structure that they build. This means if something goes wrong with the substructure as a result of amendments, you cannot use their warranty anymore. This is why we recommend reinforcing the foundation on all the porches we build.

What suits your fancy?

Once the heavy work has concluded and the structural integrity of your porch is deemed a good candidate for a conversion, the question is what do you want? Deciding which type of outdoor room conversion best suits your needs can be difficult. In most cases, this choice will depend on your budget, geographical location and what you plan to do with the room. For example, a four-season room or sunroom conversion serves as an extension of your home’s living area as well as an extension of your outdoor living area. These outdoor rooms give you unobscured views of nature through the extensive use of windows. Sunrooms can be enjoyed year-round even in the event of snow. A sunroom is considered to be a “conditioned space” because it requires an HVAC system just like that of an interior room addition. A four-season room differs from a sunroom in that it is not considered an interior room addition. However, four-season rooms can be outfitted with amenities that provide comfort, such as ceiling fans, space heaters and the like, which can be turned off when not in use.
