Now is the best time ever to move forward with your outdoor living structure plans, and here’s why:

Central SC Sunrooms give you a front row seat to Mother NatureOf all the questions homeowners ask when planning their outdoor living space, the most frequent is undoubtedly  “WHEN is the best time to build?” While there is no unanimously correct answer to this question,  many factors come into play in order to satisfy each individual project. These can be lifestyle related, budgetary or even include preparations for HOA approvals. However, the answer comes down to your readiness to pursue your outdoor living addition. If you are ready, then there is definitely no time like the present to get the ball rolling!

Here in the Columbia area, we are blessed with a mild climate virtually year-round. With no danger of having to deal with frost-lines, and very little snow or icy weather, it is possible to begin your project in the winter and have it completed by the time it is warm enough to enjoy open-air structures such as decks or patios. Choosing a cooler-season project can also add unexpected benefits and value to your anticipated  outdoor living project.

Here are just a few advantages of choosing a fall/winter project timeline:

  • Patio in the fallLess Wait Time = More Enjoyment Sooner –– A good incentive to begin your outdoor living structure addition in the cooler months is that you’ll encounter less wait time before construction can begin. Gaining approval through HOAs and permitting may take less time because there is less backlog now. Deciding to build now will now mean you’re able to enjoy the benefits of your new structure sooner and in plenty of time for the arrival of the outdoor living season in the warmer months ahead. Keep in mind, when dealing with a quality builder, wait times can be longer, especially during the warm seasons. Deciding on a fall/winter project can greatly reduce those wait times.
  • Double pergolas on West Columbia SC wooden deck by Archadeck of Central SCThe Science of Wood — If you are considering a structure built from wood, a cooler-month project timeline will provide many benefits. Wood requires a time period of acclimation and curing. The laws of expansion and contraction always apply when it comes to working with wood. All wood is hygroscopic, meaning that when exposed to air, it will release or pick up moisture until it is level with the humidity and temperature of the air. Humid conditions, such as those in summer, will cause more rapid expansion and contraction of wood that is not yet sealed for protection against the elements. A structure built from wood needs to cure for a period of time before the sealer or paint will properly adhere to the wood and promote beneficial protection qualities. By choosing to build during the fall and winter, the least humid times of year, your new wooden deck or other outdoor structure may require less time to cure in order to properly accept the sealer or paint you choose.
  • Covered porch in NE Columbia outdoor combination projectThe Dormant Landscape — Your lawn and landscape will experience less stress from construction if you choose to build during the cooler months of the year — this is because most turf grasses, trees and shrubs and other perennials are in their dormant period during the winter. When dormant, these grasses and plants are less likely to experience permanent damage from being  trimmed or pruned to accommodate the addition of a backyard structure. This includes foot traffic from the construction crew.
  • Less Stress –Aside from the landscape, construction during the winter will cause less of an interruption to your day-to-day lifestyle as most people use their yards less during these months. The kids are in school and less likely to be playing outside during this time. The noise and materials required to complete your project will be less of an annoyance than they would be when you are using the yard a lot during the warmer months.
  • Archadeck 2013 PhotographyActing NOW = More Value — It is no secret that costs of materials used in outdoor living space designs, either wood or composite, can increase when moving into a new year. Choosing to move ahead with your project now will save you money in the long run on materials costs, and in addition if you intend to finance your new outdoor structure, the interest rates are still extremely low. Even if our project timeline extends into the next calendar year, if you decide on your design and sign the contract prior to December 15th, 2015, you will lock into this year’s pricing. For many homeowners, the savings  are reason enough to move ahead with getting all the logistics in place now, instead of waiting until later.

The versatility of this NE Columbia all-inclusive outdoor living environment is amazing!

we can create the ultimate staycation in your backyard

Archadeck of Central SC can create an all-inclusive outdoor living environment in your own backyard — the ultimate “staycation” destination!

When planning the family vacation, who doesn’t love an all-inclusive resort or vacation package? It’s convenient, has so many choices and everything is taken care of in the package price. This means all the basics are covered, there’s something for everyone to enjoy and most important you’re not spending your relaxation and fun time working out the details or cleaning up…it’s no fuss and no muss. Now imagine that same feeling in your own backyard with a custom all-inclusive, low-maintenance outdoor living space for you to enjoy almost year-round! That’s exactly what Archadeck of Central South Carolina did for these homeowners in the Wildwoode neighborhood located in NE Columbia, SC.

In some areas of life, it’s hard to make everyone happy, but with the right design and materials it was easy to create an outdoor living environment that has everything these homeowners need and want in a low-maintenance space that is so versatile and option rich that it pleases everyone, effortlessly. They wanted a combination of protected and open spaces, in a low-maintenance, multi-level structure, connected to a hardscape area with room for an outdoor kitchen, dining area, conversation areas and an integrated fire feature.

Outdoor oasis in NE Columbia

With a clear list of features and an understanding of what they were envisioning, we went to work laying out and designing their custom outdoor living environment that fit the way they want to enjoy their outdoor lifestyle. Once the plans were completed, we met with the homeowners for their approval of the design and they were ecstatic! Seeing their mental image of their dream space translated into design plans made the concept of their own private, all-inclusive backyard resort very real.

The final approved design of this major outdoor living combination space includes a low- maintenance AZEK porch and deck, outdoor kitchen, patio with stone wall and integrated gas fire pit. The versatility of each of these structures and spaces individually is impressive, but when you put them all together, the vast number of options for using this combination space is mind-blowing!! Let’s take a look at each element:

  • Covered porch in NE Columbia outdoor combination projectThe Covered Porch – Also referred to as an “open porch,” it has a roof, which provides protection from the sun, unpredictable summer rainstorms and other elements and still offers the benefit of circulating fresh air. In this area, it can be used for dining, family game night, a cool, quiet area for relaxing or just about anything.
  • The Deck – It not only adds value to the home, but it enhances the way our customers live outdoors, as it can be used as a wide open space for a large group to mingle and socialize or broken up into zones with cozy furnishings to create conversation areas…the options are limited only by the imagination. They can take advantage of all the benefits that the fresh air and sunshine provide, and spend quality time with their friends and family entertaining in style with little fuss.

  • The Outdoor Kitchen – We all know the kitchen is the true “hub” of the home. It’s unclear if it’s the wonderful smells that waft from this area, the easy access to all of the food or the need to be involved in the activity, no matter how much space or comfortable seating you have in the den, everyone seems to gather in the kitchen. The outdoor kitchen has the same draw and it allows the host and head chef to still be involved in the fun of the outdoor events, while preparing the food and drinks.

  • The Patio – Much like the deck, a patio is attractive, weather resistant, and extremely functional as it significantly expands a family’s living and entertaining space with extreme versatility in design. The physical structure of this  patio is exceptionally durable, low-maintenance and easily lends itself to a multitude of uses with its stamped concrete design. A rounded hardscape seating wall helps define the space and serves as a plant shelf or additional seating around the integrated fire pit with gas insert.

  • The Fire Pit – Gather chairs all around it, no matter what the season, and it’s instant social hour with s’mores and hot chocolate or beers and brats. More often than not, fire pits are built into the hardscape area to provide almost year-round enjoyment of the outdoor space, as with this design. The addition of a fire pit makes a strong focal point and generates an abundance of ambiance, light and warmth as well.

Clearly each component can hold its own in the world of outdoor living structures. Now, put them all together and this all-inclusive outdoor living combination space cohesively functions as one space with overwhelming versatility of style and function as well as a multitude of benefits. Add the fact that it’s constructed entirely of low-maintenance materials for many years of immeasurable enjoyment while providing a uniquely stunning addition to their property…and I bet we have blown your mind!

An Elevated Deck with Screened Porch Maximizes Outdoor Living Area on many Levels

Elevated screened porch with deck and stairs - Columbia, SCScreened porch or elevated deck? Why not have both! The opportunity for a custom elevated deck with a screened porch is a special one because of the flexibility for extending outdoor living it provides. We have had the pleasure of building a vast array of elevated decks for our customers, and no two have ever been alike. We tailor each one to the design and scale of the home so that it looks like it has always been part of the structure and fits into the slope, elevation and lay of the land. We can assure that the rear of your home will look as spectacular as the front once the deck project is completed.

Screened Porch with Deck and Stone Patios

This elevated screened porch and deck features space underneath finished to serve as a covered patio.

Elevated decks with screened porches can have many features such as a set of stairs to descend to a lower level of the property onto a patio and even finished and protected under deck/porch space that can serve a multitude of purposes. It can host a dining area, the perfect spot for a hammock or swing, or even a play zone for the kids. You could add a screened porch on either the top or the bottom level, or even tackle a double porch if you want to go all out.  If the back of the home sits on a fairly large slope, you might want to consider a stacked multi-level deck that has a number of tiers so that each level of the home gets to take advantage of heading out doors. There is nothing more romantic than a French door exiting from the master bedroom out to a deck where you can enjoy the sunset with your significant other.

Archadeck custom projectYou want to hire a professional builder such as Archadeck of Central South Carolina to build an elevated deck with a screened porch as there is a lot of weight involved depending on their size.  This is not the time to go with a cheap, fly-by-night so-called deck builder who is nothing more than a handy man to save a few pennies, as it can spell disaster. A ground level deck is very different than a raised one, and lots of important factors need to be taken into account to ensure the safety and integrity of the structure so that it does not collapse or potentially cause an accident. We work with permitting and inspectors in your area to make sure everything is done right. We will work within your budget and communicate with you throughout the building stages to ensure that you are satisfied with the results.

It doesn’t matter if you want a ground floor deck, a raised deck or if a three or even four-season porch is in order—Archadeck of Central South Carolina can help you achieve your outdoor living dreams with a structure that will suit how your family lives and entertains. We can use wood or low-maintenance composites and vinyl and perfectly match or offset the color of your home. The structure can either blend in or it can pop with contrast. Truly, there are no limits to what can be done.

Archadeck of Central SC reveals the winning components of this outdoor living space!

Thanks to Frank Lloyd Wright’s architectural masterpiece, Fallingwater, the distinct barriers between the indoors and outdoors have been obscured for a more blended extension of our residences. Today, nearly a century after his design innovation, outdoor living designs continue to blur those lines in a way that’s appealing for today’s homeowners. As such, marvelous outdoor spaces are being designed and built with an outdoor room feel that carries the luxuries of the indoors to the natural beauty of backyards in a seamless transition. It is this type of atmosphere that Archadeck of Central South Carolina created in Northeast Columbia, where we custom designed and built an outdoor living combination space that includes a patio, retaining wall, deck, screened porch and fire pit.

Summer beckons us to expand our living spaces outdoors for just about all of our activities, from relaxing to dining alfresco or even a cocktail party! Modern backyard retreats serve to extend the outdoor season, add living space to the home, and create a vibrant yet casual space. We would like to share with you how each structure in the design below benefits the homeowners — take a look:

  1. Patio and custom fire pit in Northeast Columbia SCLet’s begin at ground level with the Patio and Fire Pit – This NE Columbia outdoor living space includes a stamped concrete patio and a cultured stone fire pit. As a natural extension of the home’s ground floor, a patio significantly expands a family’s living and entertaining space with extreme versatility. It provides a perfect gathering spot for guests and family who will be drawn outdoors to this enticing space. Concrete and paver patios are attractive, weather resistant, and low-maintenance. This patio lends itself to a multitude of uses: for example, wheel in a portable bar and you’ve got a great place for cocktails and mingling; add several seating arrangements and the conversation circles abound; place a large dining table and chairs in the center and you’re ready for a dinner party; or clear the whole space, turn up the tunes and you and your guests can dance the night away! And… for the full enjoyment of your patio almost year round, the addition of a fire pit makes a strong focal point and generates an abundance of ambiance, light and warmth as well.
  2. Northeast Columbia retaining wall detailFunctionally decorate your patio while protecting your landscape with a Retaining Wall – A cultured stone retaining wall surrounds the fire pit in this versatile space. Typically, retaining walls provide functional support for keeping soil in place, reduce patio maintenance and prevent erosion. As you can see in our photo of this project, the retaining wall serves a dual purpose as it keeps the soil from washing over and making a mess on the patio each time it rains and provides permanent and very durable additional seating around the fire pit. It partially frames the hardscape and landscaped areas of this property creating visual interest and depth for overall aesthetics.
  3. Level up…add a Deck – For the deck portion we created a transitional space between the screened porch and hardscape. It serves as a barbecue and dining area and includes built-in bench seating in the same Hazelwood-colored AZEK composite decking used as the porch flooring. For added appeal the deck also includes AZEK decking in Kona as an accent. Decks are still a tried-and-true favorite of homeowners and are considered to be the hub of outdoor living and entertaining across America. Almost any type of yard can benefit with a deck addition.
  4. NE Columbia AZEK deck and screened porchComplete and extend the use of your outdoor living oasis with the protection of a Screened Porch –The “anchor” of this outdoor living space is the aluminum framed screened porch. This low-maintenance outdoor room provides a protected and enticing escape for a breath of fresh air directly accessible from the home through the french doors and via the deck.  A screened porch permits more time outdoors and can be easily updated with living room type amenities such as comfy furnishings, lighting, ceiling fans and high-end electronics.

Throughout the past decade, homeowners have truly embraced the concept of outdoor living, which seamlessly combines versatility and function with comfort and beauty. With this movement, it’s easy to see why so many homeowners are choosing to forego expensive vacations in favor of investing their money to create private sanctuaries, like this one, in their own backyards.

Outdoor living spaces are increasingly becoming the most utilized areas of a home. Structures built ten years ago or longer weren’t designed for the way we live and entertain outdoors today. A simple deck or patio can be greatly enhanced with additional space or  another structure to extend the living and entertaining space of a home year round. Outdoor dining, relaxation and entertaining thrive on a deck or patio, while a screened porch provides an area for family members or guests who need some protection from the sun. As added benefits, screened porches keep nuisance insects at bay and protect during inclement weather, allowing you the freedom to move the fun inside your protected porch. A deck or patio paired with a screened porch can provide double the enjoyment as these two spaces become one in your backyard setting!

Today’s outdoor living spaces can provide a wide variety of food preparation areas and outdoor dining spaces to suit any budget and taste! Outdoor refrigerators, pizza ovens and rotisseries are just some of today’s innovative outdoor appliances used to create your ideal outdoor gourmet kitchen design. These proper amenities, providing ample space to prepare food while socializing with your guests, are what make an outdoor kitchen indispensable.

As a natural extension of the home’s ground floor, a patio significantly expands a family’s living and entertaining space. It provides a perfect gathering spot for guests and family who will be drawn indoors to this enticing space. Concrete and paver patios are attractive, weather resistant, and extremely functional for your outdoor recreation and entertaining needs. When you install a custom-designed patio in your yard, you will create a beautiful new space that is perfectly suited to your home. Here is a quick look at some of the great benefits of a concrete patio.

Versatility

Archadeck patios and hardscapesA hardscape will provide you with fantastic design versatility as well as functional versatility. No matter the style and landscaping of your yard, you will be able to create a patio that matches your taste with the use of pavers or special stamping and shaping tools that will allow you to make your new concrete patio your very own. The physical structure lends itself to a multitude of uses: wheel in a portable bar and you’ve got a great place for cocktails and mingling; add several seating arrangements and the conversation circles abound; place a large dining table and chairs in the center and you’re ready for dinner party al fresco; or clear the whole space, turn up the tunes and you and your guests can dance the night away!

Durability

Along with being incredibly versatile, patios are also extremely durable. When you install a new hardscape in your yard, you will be creating a highly functional space that can stand up to the demands of daily life and will last for many years to come. Your patio will withstand inclement weather such as snow and rain.

NE Columbia patio and custom fire pitEase of Maintenance

A patio is easy to maintain. Unlike a wooden structure, hardscapes will not become damaged by termites or extreme weather conditions. In addition, your patio will be incredibly easy to clean on a routine basis.

These benefits show just how versatile and valuable a hardscape/patio can be. Now imagine it as part of your combination outdoor living space, as a second layer of functionality and beauty…just as it is in both of these recently completed Archadeck of Central South Carolina projects:

Truly a masterful combination of structures and space for these homeowners to enjoy.

Tap into the exhilarating potential room beneath your 2nd-story deck

The space under your elevated deck is full of possibilities!

The space under your elevated deck is full of possibilities!

Who doesn’t love a bonus room or extra living and storage space? The endless possible uses are exhilarating! Just like the addition of a garage adds a potential bonus room above, an elevated or second-story deck creates additional outdoor living space beneath. This versatile space is more commonly referred to as “dry deck space.” With just a few extra steps it’s easy to make this unfinished space serviceable, thus expanding your outdoor living area for you and your family to enjoy even more. Whether you are considering adding a new elevated or second story deck or if you have an existing one, Archadeck of Central South Carolina can help you take advantage of the space below your deck, making sure you get the most from all your potential outdoor living area.

Notice how the area underneath the deck is dry while the rest is wet?

Typically, the water dripping from the upper deck area prevents homeowners from utilizing the ample space below their second-story deck during rain. The spaces between the decking boards are the culprits, but there are several ways to make this space watertight for new and existing raised decks.  Just imagine this bonus room as a paver patio or flagstone hardscape, a fully wired outdoor dining/living room with lighting, ceiling fans and high-tech electronics, a relaxing screened or covered porch, and even a protected hot tub area or much-needed storage space!

This space turns the table of how we think of “dry space” with the screened porch underneath and deck atop — amazing!

If you are adding a new elevated structure to your home and you know upfront you’ll be utilizing the space beneath, we have the ability to install a rain deck. This entails multiple layers built within the structure with a slope to divert the rain and water away from the deck. The benefits of this component being layered within the deck as it is being constructed include a non-sloping ceiling for the room below and more flexibility for the addition of electrical accoutrements.

Dry storage space under deck

Convenient and spacious dry storage space under the deck.

For an existing deck, retro-fit products are the way to go to create an awesome dry deck space that will make the space watertight. These systems operate by integrating a slope to divert precipitation to a gutter for draining, creating a slightly sloped ceiling for your room underneath. Archadeck of Central South Carolina uses various dry deck systems depending upon the ultimate use of the finished space below your deck. Some of our more popular choices include Drysnap vinyl ceiling panels, which channel the water, and Trex Rain Escape, which is a trough and gutter drainage system; these are just a few of the options available to make the most of the space under your deck.
