At first blush, this doesn’t sound like much fun; in fact, it sounds a lot like work, but it has tremendous potential to change the way you look at and live in your home. After you’ve spent some time thinking about what you’d like and doing a little research about various project options on the internet and elsewhere, don’t forget to take a few minutes to give some thought to what the potential Return on Investment (ROI) for the project is likely to be. Various industry groups do annual surveys that provide numbers on this subject, but I’d like to share a few from my line of business.

Don’t just take our word for it, take a look at the recent numbers available through the 2016 Cost vs. Value report;

According to the report, outdoor living spaces such as composite (low-maintenance) decks and wooden decks show a dramatic return on investment (ROI) in the Columbia region.  A deck addition built of composite reflects a ROI of nearly 116%, with a deck addition built of wood recouping a whopping 117.8%. This is good news for homeowners considering a deck addition in the near future!

When compared to the national averages and those of the South Atlantic region, Columbia comes out on top. The ROI for a composite deck addition in the South Atlantic region is 69.2% and wood is 80.6%. Columbia is far above the most recent national average ROI where a composite deck reflects a 64.4% cost recoup, and a wooden deck reflects a 75% cost recoup.

Does your existing deck look haggard from wear and tear, or has it become splintered or unsafe? If so, then redecking may be the answer to refresh your outdoor space from dull to dazzling. The first step in determining if your aging deck is a good candidate for redecking is to have it evaluated by a reputable deck builder such as Archadeck of Central SC. If the substructure (which is the base that the deck is built on) is in good shape, you may be able to save money and time by redecking instead of demolishing your old deck and starting from scratch. The key elements the builder will include the quality of the original substructure and how it has weathered over time. If any applicable building codes have changed since the deck was originally installed, we will make sure it complies with those as well.

Once your existing deck is deemed a good candidate for redecking, we will then work with you to help you choose the material that best fits your needs and budget. Archadeck of Central SC has many decking materials to choose from. We can help you decide on a wood or synthetic decking material. Many homeowners opt to redeck using pressure treated wood or even a hardwood such as Ipe, but, if you are tired of the endless maintenance required to preserve your wood deck, a composite material may be the best answer that is easier to maintain and lasts longer than wood.

Synthetic materials such as composites, capstock and solid PVC are composed of elements that stabilize and protect them from UV damage.  These materials also have several advantages over most species of wood. The synthetic material is much less likely to crack or chip, and there is no evidence that termites will attack it.  Another benefit is a synthetic will never have to be treated or stained. We use only the highest quality synthetics on the market, such as AZEK and Timbertech.

Instead of tearing out your old deck and starting from scratch, redecking will modify your existing structure. If it structurally sound, we can improve the existing footprint of your deck without the hassle of lengthy permitting processes. In most cases, the original structure or “bones” of your deck can be used if the underlying footings and joists are in good shape. If you have chosen to redeck using composites, the joists will require a closer configuration  in order to reduce “bounce” and promote solid footing.

Many times, the impetus of creating a she shed in your own backyard involves updating an existing potting shed or neglected outbuilding located on your property into one of these glamorous backyard destinations. However, it doesn’t always have to be that way,  as is evident through our she shed project in Columbia, SC. Archadeck of Central SC designed and constructed a custom she shed from scratch, and it was covered in an article chronicling the project titled “This garden shed in Columbia, SC, gives new meaning to having a place for everything and everything in its place.” Details of the shed include a concrete floor with a Hardie Plank Siding exterior and a standing seam roof. A cupola graces the roof to top off the exterior.

Archadeck of Central SC was able to repurpose some existing windows the homeowners had left over from their home, and we even added a charming pergola detail atop the side window of the shed.  The open rafter interior boasts an elegant chandelier, an air conditioner cools the space and multiple shelves serve many purposes. It is a workshop for painting, a protected storage space, a studio and a playhouse all rolled into one!

These can be lifestyle related, budgetary or even include preparations for HOA approvals. However, the answer comes down to your readiness to pursue your outdoor living addition. If you are ready, then there is definitely no time like the present to get the ball rolling!

Here in the Columbia area, we are blessed with a mild climate virtually year-round. With no danger of having to deal with frost-lines, and very little snow or icy weather, it is possible to begin your project in the winter and have it completed by the time it is warm enough to enjoy open-air structures such as decks or patios. Keep in mind, when dealing with a quality builder, wait times can be longer, especially during the warm seasons. Deciding on a fall/winter project can greatly reduce those wait times.

Wood requires a time period of acclimation and curing. The laws of expansion and contraction always apply when it comes to working with wood. All wood is hygroscopic, meaning that when exposed to air, it will release or pick up moisture until it is level with the humidity and temperature of the air. Humid conditions, such as those in summer, will cause more rapid expansion and contraction of wood that is not yet sealed for protection against the elements. A structure built from wood needs to cure for a period of time before the sealer or paint will properly adhere to the wood and promote beneficial protection qualities. By choosing to build during the fall and winter, the least humid times of year, your new wooden deck or other outdoor structure may require less time to cure in order to properly accept the sealer or paint you choose.

When dormant, these grasses and plants are less likely to experience permanent damage from being  trimmed or pruned to accommodate the addition of a backyard structure. This includes foot traffic from the construction crew.
  • Less Stress –Aside from the landscape, construction during the winter will cause less of an interruption to your day-to-day lifestyle as most people use their yards less during these months. The kids are in school and less likely to be playing outside during this time. The noise and materials required to complete your project will be less of an annoyance than they would be when you are using the yard a lot during the warmer months.

We hope all our customers are busy planning their outdoor festivities on their backyard decks with barbeques with friends and family. At Archadeck, it’s an honor for us to know that we are an integral part of your summer holiday celebrations. It’s with great pride that we know our design and building expertise leads to your outdoor all-American fun.

We are fortunate to live in a country where freedom and a strong dose of patriotism are plentiful, and we hope you have a great Independence Day enjoying not only your backyard, but also the fun happening around the Columbia, SC, region.  Here are a few events happening in our community for you to check out for family fun:

Happy 4th of July from ArchadeckWe know how to celebrate the Fourth in Columbia, SC, so one day just isn’t enough to pack in all the fun. We start the festivities on July 3rd at historic Fort Jackson with an entire day of festivities. It all begins at 8 AM with a run/walk and a twelve mile bike ride at Hilton Field, plus a whole host of other activities that are family friendly. At 4 PM the kids will have a blast on rides and games; and if great music is a must on your list then enjoy Eric Mayweather and the Finesse Band and Fort Jackson’s 282nd “Rock Band” kicking off the musical entertainment at 6:30 PM. At 9 PM a cannon salute to each state in America and a 30-minute fireworks display cap off the evening.

Also on July 3rd, Saluda Shoals Park will feature the Lake Murray Symphony Orchestra from 6-9 PM. This is an all American outdoor celebration of family fun, so bring a blanket and your lawn chair and enjoy games for the kids, fabulous food, and a rousing dose of patriotic music.

On July 4th from 12 noon-3 PM, you must check out the Patriotic Boat Parade at Lake Murray. Water vessels of all kinds are festooned in patriotic glory with flags waving and people cheering. This year the event hopes to enter the Guinness Book of World Records by hosting over 150 boats. Be sure to be part of this historic moment!

Of course no Independence Day evening is complete without a bold fireworks display, and we sure know how do to it big in Columbia. Beginning at dusk (9PM), we host South Carolina’s largest fireworks display on beautiful Lake Murray from two locations: Spence Island and Dreher Island State Park. Watch fireworks timed to patriotic tunes that truly get your love of America stirring.
